A multi-tenant portion of Vintner’s Square Shopping Center in Lodi has sold for a combined $23.3 million in a two-part transaction, the Fresno-based brokerage firm Visintainer Group announced on Tuesday.

The deal was structured in two phases around one week apart. The front part of the property, which is made up of two parcels, is occupied by Panera Bread and F&M Bank, and sold for $8.3 million. The outparcel portion, excluding In-N-Out Burger, traded for $15.025 million.

According to CoStar data, the $15 million transaction is the largest individual retail sale on record in Lodi and the city’s largest commercial real estate deal since 2023.

Geweke VIII LP sold the smaller part of the property, while both Geweke VIII LP and Geweke Family Partnership Limited Partnership were sellers in the larger transaction. Brett Visintainer and John Kourafas of Visintainer Group represented the sellers.

Lodi Exchange LLC and EP Winter Park LLC acquired the larger portion and F&M Bank purchased the smaller portion.

The sold property totals about 49,356 square feet and was 97% occupied at the time of sale.

Tenants include Chili’s, AAA Insurance, The UPS Store, Round Table Pizza and H&R Block.

In addition to it being a record-breaking transaction on Lodi, it also marked the largest retail deal completed by Visintainer Group this year.
Since 2022, Visintainer Group has completed $32.8 million in commercial transactions in Lodi across four deals.
