The median selling price dipped year-over-year in 53% of Orange County ZIP codes, according to Attom.

Looking at the 85 local ZIP codes with comparable sales in February 2026, prices increased in 40 and decreased in 45.

Priciest ZIP, among those with five or more sales? Corona Del Mar 92625 with a $4.49 million median.

Cheapest? Laguna Woods 92637’s $523,600 median.

Sales were up in 33 ZIPs, down in 47 and unchanged in five. Busiest ZIP? Irvine 92618 had 52 sales.

Overall, the countywide median of $1.16 million was up 0.2% over the past 12 months. Total sales of 1,746 were down 9% year-over-year.
