Short-term rentals (STRs) are just legally noncompliant hotels. STRs steal occupants for normal hotels, which are more compliant with the law. STRs are hotels, just a smaller version, both dedicated to transient occupancy. At minimum, they should be subject to the same laws, especially zoning.
STRs are a scourge on our residential neighborhoods. Many STRs, equipped with coded locks, have zero on-site personnel. This allows behaviors that would not be tolerated in staffed hotels, like noise, unsupervised pets and children, generally illicit activities, etc.
If you ask the residents living close to an STR, in a residential neighborhood, I think you’ll find most folks are tired of the steady stream of transients, with the occasional bad actor, and wish those homes contained long-term residents.
STRs also diminish housing inventory.
