Native Realty, the Fort Lauderdale-based firm led by Jaime Sturgis, brokered the sale of a freestanding restaurant building located at 3419 & 3451 N. Andrews Ave. in Oakland Park. The transaction closed on July 24.

Native CEO Jaime Sturgis and Associate Chris Penland represented seller Kilkenny, LLC in the sale to buyer Johnson’s Legacy Wealth Management Group, Inc. The 9,573-square-foot building, best known as the former home of Stout Bar & Grill, sold for $3.72 million.

The site consists of two contiguous parcels with prime frontage along North Andrews Avenue. The freestanding building includes a fully equipped restaurant space with a full bar, kitchen and equipment, along with monument signage and strong daily traffic counts, positioning it as an ideal candidate for stable income with value-add upside.

This sale adds to a wave of significant commercial real estate activity along the North Andrews Avenue corridor. Just across the street, a retail center recently traded for more than $17 million, showing investor confidence in the Oakland Park submarket.

Sturgis is also listing an adjacent retail building for sale at 3351 N. Andrews Ave., as Native continues to play a leading role in the area’s investment appeal.
