A local maker of oral care products and essential oils whose wellness products went viral on TikTok and other social media platforms is expanding its Orange County footprint.

GuruNanda LLC is nearly doubling its space in Buena Park.

American Automation Labs, a subsidiary of the company, last month purchased a 92,395-square-foot industrial building at 6635 Caballero Blvd. from Rexford Industrial Realty in an off-market deal for $28.1 million, according to CoStar. The transaction is the fifth largest industrial sale of the third quarter (see page 22).

GuruNanda leases its nearly 56,000-square-foot headquarters in the building next door. CoStar property records say the company plans to vacate its current facility and move into the larger property by January 2027, which would nearly double the amount of space the company has.

GuruNanda officials did not respond to multiple requests for comment.

James deRegt and Nick Krakower of SRS National Net Lease represented GuruNanda. Both serve as senior vice president at the Los Angeles-based firm’s Newport Beach office.
“American Automation Labs already owns and occupies the building next door, so this acquisition was a natural expansion that allows them to continue growing their operations in place,” deRegt told the Business Journal.

“Buena Park remains a strong industrial market given its central location, freeway access and proximity to both Orange and Los Angeles counties,” Krakower added. “Overall, we see this as another positive sign for the Orange County industrial market and for companies continuing to invest and grow here.”

GuruNanda last year employed around 200 people at its manufacturing facility, which can produce 200,000 units of product a day.

Industrial Park Spans 866K SF
The property, built in 2003, sits on a 4.1-acre lot within the Commerce Centre at Buena Park.

The industrial park, totaling around 866,000 square feet, is located at the intersection of Valley View Avenue and Artesia Boulevard, with properties featuring ground-level or dock-high loading.

Prior to GuruNanda, DG Logistics LLC, a third-party warehousing and supply chain management company, occupied the building and sought to exit its lease ahead of the sale, per CoStar.

Rexford acquired the warehouse, about a mile west of The Source shopping center, in December 2020 as part of an $86.3 million deal involving four industrial properties purchased from a private family trust, according to CoStar.

The Buena Park property was valued at $25.1 million as part of the 2020 acquisition. Its latest sale price of $28.2 million represents a roughly 12% increase over nearly six years.
GuruNanda financed the sale with a $22.5 million loan from Wells Fargo, CoStar said.

The deal comes amid a stabilizing national industrial market but one with challenges in Orange County.

The national vacancy rate remained flat at 7.8%, “signaling a more balanced market environment,” SRS noted in its first-quarter industrial report.

In Orange County, the rate climbed to 5.5% in the second quarter, the highest recorded in the past 20 years, according to CBRE.

Leasing activity also declined from the first quarter to 2.51 million square feet, but remained diversified across logistics, manufacturing, retail and services.

GuruNanda Grows Beyond Oil Pulling
GuruNanda is best known for its oil-pulling products — or those that are used for swishing in the mouth — that went viral on TikTok back in 2022 after a woman posted a video claiming the product saved her from spending thousands of dollars on dentures.

Founder and Chief Executive Puneet Nanda started the company after selling his oral care business, Dr. Fresh, to private equity in 2012. Before the sale, he built Dr. Fresh into a leading children’s oral care brand with products such as a light-up, timed toothbrush designed to encourage kids to brush longer.

GuruNanda’s oil-pulling products recently became available in Canada, where they are now sold through retailers including Walmart, Amazon and Loblaws, a Canadian supermarket chain.

“For me, this is more than a retail expansion,” Nanda said in a LinkedIn post.“It is another step toward our mission of bridging ancient wisdom with modern science and making effective oral wellness accessible to everyone.”

The company rolled out new products this year, including a small, travel-sized toothbrush with a built-in floss pick, tongue scraper and toothpick. It also launched a whitening gel pen.
