{"id":140734,"date":"2026-01-20T00:19:07","date_gmt":"2026-01-20T00:19:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/140734\/"},"modified":"2026-01-20T00:19:07","modified_gmt":"2026-01-20T00:19:07","slug":"site-where-popular-san-jose-pet-store-once-operated-goes-back-to-the-bank-in-foreclosure-3","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/140734\/","title":{"rendered":"Site where popular San Jose pet store once operated goes back to the bank in foreclosure"},"content":{"rendered":"<p>SAN JOSE \u2014 The downtown San Jose site of a proposed \u2014 but never built \u2014 housing development where a popular pet store once operated has been foreclosed due to a delinquent loan for the project.<\/p>\n<p>The <a href=\"https:\/\/www.mercurynews.com\/2026\/01\/09\/san-jose-house-economy-build-loan-property-develop-home-real-estate\/\" target=\"_blank\" rel=\"noopener nofollow\">project site that went back to its lender<\/a> was once the location of Andy\u2019s Pet Shop, which was ousted from that location so the store structure could be bulldozed to clear the way for the development.<\/p>\n<p>West Coast Community Bank, which through a merger became the successor to the original lender for the site, Santa Cruz County Bank, is now the property\u2019s owner, documents filed on Jan. 16 with the Santa Clara County Recorder\u2019s Office show.<\/p>\n<p>Acquity Realty had owned the property through an affiliate, but lost control of it through this month\u2019s foreclosure as a result of becoming <a href=\"https:\/\/www.mercurynews.com\/2025\/09\/15\/san-jose-home-build-property-economy-develop-real-estate-house-loan\/\" target=\"_blank\" rel=\"noopener nofollow\">delinquent on a $10 million loan<\/a> it had obtained in 2021.<\/p>\n<p>The empty development site is at 51 and 65 Notre Dame Ave., next to Carlysle Street. The real estate firm\u2019s visions for the property, known as the Carlyle, started out with a proposal for a <a href=\"https:\/\/www.mercurynews.com\/2021\/06\/07\/real-estate-downtown-san-jose-office-home-restaurant-tower-finance\/\" target=\"_blank\" rel=\"noopener nofollow\">mixed-use retail, dining, housing and office tower<\/a>, a 21-story unique blend of components that was approved by city officials but never broke ground.<\/p>\n<p>The <a href=\"https:\/\/www.mercurynews.com\/2025\/05\/27\/san-jose-home-build-property-economy-real-estate-develop-house-office\/\" target=\"_blank\" rel=\"noopener nofollow\">latest vision for the site<\/a> emerged when Aquity Realty put the four-parcel property up for sale in May 2025. Acquity at the time proposed a 148-unit mid-rise development with 4,700 square feet of ground-floor retail spaces.<\/p>\n<p>\u201cThe Carlysle was a speculative project that was overly optimistic,\u201d said Bob Staedler, principal executive with Silicon Valley Synergy, a land-use consultancy.<\/p>\n<p>The property\u2019s longtime occupant was Andy\u2019s Pet Shop. In 2021, Acquity bulldozed the store to clear the way for the never-built tower.
