The proposal would replace an existing two-story commercial building at 668 Guerrero St. The property \u2013 a one-story, warehouse-like structure was c<a href=\"https:\/\/missionlocal.org\/2015\/08\/developments-in-development-looking-ahead\/\" rel=\"nofollow noopener\" target=\"_blank\">onsidered for a 40-unit project in 2015.\u00a0<\/a><\/p>\n<p>The proposed 20,500-square-foot building would be composed of two one-bedroom units (including a one-bedroom dwelling accessory unit), seven two-bedroom units and three three-bedroom units. The structure would also have 10 parking spots and 12 bicycle spaces, but no commercial ground floor space.\u00a0<\/p>\n<p>Per city requirements, two of the units will be affordable.\u00a0<\/p>\n<p>The project takes advantage of state law SB 423, which expedites permitting processes. The project is expected to cost $8.2 million.<\/p>\n<p>Riyah Ghannam from the Mission District\u2019s <a href=\"https:\/\/www.rg-architecture.com\/\" rel=\"nofollow noopener\" target=\"_blank\">RG Architecture<\/a> is the designer. The developers are Mill Valley\u2019s Real Equity Group One, LLC.\u00a0<\/p>\n<p>Preliminary applications for the project were filed in May and planning commissioners held an informational hearing in June. Photo by Oscar Palma.<\/p>\n<p>A new Asian-inspired brewery may be coming to 16th Street.\u00a0<\/p>\n<p>Sugoi Brewing Company submitted an application to the Alcoholic Beverage Control department for a <a href=\"https:\/\/www.abc.ca.gov\/licensing\/license-types\/\" rel=\"nofollow noopener\" target=\"_blank\">Small Beer Manufacturer<\/a> license on Jan. 26 for the space at 2931 16th St., near Capp Street.\u00a0<\/p>\n<p>These licenses are for brewpubs and smallcraft breweries.\u00a0<\/p>\n<p>Sugoi Brewing Company launched last year and brews its beers in the San Francisco Bay Area for food and friends, according to the company\u2019s <a href=\"https:\/\/www.instagram.com\/sugoibrewing\/?hl=en\" rel=\"nofollow noopener\" target=\"_blank\">Instagram account<\/a>.<\/p>\n<p>Among some of the brewery\u2019s creations are a kumquat saison, a red ale with goji berries, a dark lager with ginger and a rice lager. Photo by Oscar Palma.  <\/p>\n<p>After failing to secure a tenant for the storefront at 1034 Valencia St., near 21st Street, owner Molly W. Fong said she\u2019s using the space for a branch of her business, <a href=\"https:\/\/www.yelp.com\/biz\/new-pacific-realty-san-francisco\" rel=\"nofollow noopener\" target=\"_blank\">New Pacific Realty and Investment<\/a>.<\/p>\n<p>Fong supported the opening of Club Pilates last year, but the proposal <a href=\"https:\/\/missionlocal.org\/2025\/09\/valencia-st-merchants-to-fight-proposed-pilates-studio-with-1200-global-locations\/\" rel=\"nofollow noopener\" target=\"_blank\">met resistance<\/a> from merchants and neighbors who argued that\u00a0 the studio went against the corridor\u2019s small business model.<\/p>\n<p>Instead, she successfully changed the space\u2019s use from retail to retail professional to open a second branch for her business.\u00a0\u00a0<\/p>\n<p>\u201cI hope the neighborhood will not object in me opening my branch offices,\u201d Fong texted on Tuesday. \u201cI have been in real estate, management and sales since 1980.\u201d<\/p>\n<p>Fong said she still can\u2019t believe neighbors and merchants opposed the pilates studio.<\/p>\n<p>Finding a tenant, she said, has been difficult since <a href=\"https:\/\/missionlocal.org\/2024\/03\/22nd-st-womens-clothing-store-audrey-closes\/\" rel=\"nofollow noopener\" target=\"_blank\">Audrey<\/a> left in early 2024.\u00a0<\/p>\n<p>Fong said the space was too large for many prospective tenants.
