The deep reluctance of house hunters to buy in 2023 and 2025 was compared to the ugliness of the 2007-2009 debacle.<\/p>\n<p>Consider how far sales have fallen recently.<\/p>\n<p>Los Angeles County had 182,245 sales in 2023 through 2025 vs. 237,232 in 2007-2009. So,\u00a0local homebuying was 23% slower over the past three years than during housing\u2019s nightmare period.<\/p>\n<p>Yes, far fewer homebuyers these days than during the big crash. And the sales drop was 25% <a href=\"https:\/\/www.ocregister.com\/2026\/02\/19\/southern-california-homebuying-remains-below-great-recessions-crash\/?share=grstioowasscreconsso\" rel=\"nofollow noopener\" target=\"_blank\">across six Southern California counties<\/a>.<\/p>\n<p>Next, contemplate the contrasting moves in home prices \u2013 noting the difference in housing\u2019s economic backdrop: the recent post-pandemic economic unrest to 2007-2009\u2019s global financial meltdown.<\/p>\n<p>In Los Angeles County, the $875,000 median home price for December 2025 was 10% higher than three years earlier \u2013 and just 5% below its all-time high.<\/p>\n<p>That relative stability is so different than the 35% price slashing in the three years ending in December 2009.<\/p>\n<p>The monthly payment<\/p>\n<p>Now, let\u2019s talk affordability. For starters, think about the gyrations of mortgage rates.<\/p>\n<p>Over the last three years, the Federal Reserve battled surging inflation by raising interest rates. That meant Freddie Mac\u2019s average 30-year mortgage rate rose from 6.3% at the start of 2023, to 7.6%, then dropped to 6.2% by December 2025 as inflation finally cooled.<\/p>\n<p>Back in those Great Recession years, the Fed juggled a global economic meltdown. Home loan rates fell from 6.2% in January 2007 to as low as 4.8% as the financial crisis spiraled out of control. The rate was 4.9% in December 2009.<\/p>\n<p>Finally, meld those rate swings with price moves to see a key difference in the home-shopping climate during these two extremely sluggish periods.<\/p>\n<p>Ponder a typical buyer\u2019s estimated monthly house payments. A Los Angeles County house hunter\u2019s financial burden rose 4% in the past three years, while house payments tumbled 44% in 2007-2009.<\/p>\n<p>It\u2019s those deep discounts that got house hunters into a buying mood as the Great Recession\u2019s crash unfolded.<\/p>\n<p>What\u2019s next?<\/p>\n<p>Does the pain of 2007-2009 offer any hints about how quickly homebuying can shake off significant blows?<\/p>\n<p>Even with dramatically improved affordability, Los Angeles County\u2019s rebound from the Great Recession\u2019s troubles was lethargic.<\/p>\n<p>Over the next three years, sales grew by 8% while home prices recovered by 5% through the end of 2012.<\/p>\n<p>Jonathan Lansner is the business columnist for the Southern California News Group.
