Tidewater is also leading the housing development effort.<\/p>\n<p>\u201cThe proposed project includes land uses, densities, and a project design that contributes towards an improved quality of life, a more balanced jobs-to-housing ratio, and minimizes sprawl,\u201d Sunnyvale city planners wrote in a staff report.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"Street-level view of townhomes in Sunnyvale Park Place at 510 and 920 De Guigne Drive in Sunnyvale, concept image.(WHA Architects)\" width=\"1046\" data- src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/02\/SJM-L-SUVLHOMESPLAN-02.jpg\" \/>Street-level view of townhomes in Sunnyvale Park Place at 510 and 920 De Guigne Drive in Sunnyvale, concept image.\u00a0(WHA Architects)<\/p>\n<p>Some city residents, however, questioned whether the project would worsen traffic.<\/p>\n<p>\u201cDe Guigne Drive is already a significant thoroughfare,\u201d Sunnyvale resident Lei Duan wrote to city planners. \u201cAdding the vehicle load of over 360 new households will drastically increase traffic density.\u201d<\/p>\n<p>Other residents said the project will occupy land that should be considered for other uses such as retail.<\/p>\n<p>\u201cNorth Sunnyvale has long faced underinvestment and still lacks full-service grocery stores,\u201d Christina O\u2019Guinn wrote in an email to city planners. \u201cDemand for restaurants and other essential retail will only continue to increase.\u201d<\/p>\n<p>The Sunnyvale Planning Commission approved the project on Feb. 23 in a 6-0 vote.<\/p>\n<p>A growing number of office sites are being envisioned or approved as housing development complexes because numerous office properties have become financially unviable.<\/p>\n<p>\u201cWe know we have a housing crisis,\u201d Sunnyvale Planning Commission Chair Nathan Iglesias said. \u201cI commend the variety of product.
