The 53-year-old developer\u2019s redesigns enticed some of the city\u2019s <a href=\"https:\/\/sfstandard.com\/2025\/04\/09\/transamerica-pyramid-wins-at-expense-of-one-market-plaza\/\" data-post-id=\"29eca4b4-010a-44ea-af61-193a020c4934\" rel=\"nofollow noopener\" target=\"_blank\">most expensive office tenants<\/a>, and the renewed 5,000 square foot public redwood grove became <a href=\"https:\/\/sfstandard.com\/2025\/07\/21\/san-francisco-sculptor-transamerica-pyramid\/\" data-post-id=\"c4fcab6f-e3e7-4efe-a3eb-ab98731ff6aa\" rel=\"nofollow noopener\" target=\"_blank\">a destination<\/a> for locals and tourists alike.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">But the price tag for the wholesale makeover always loomed overhead. While the commercial real estate market around the Pyramid <a href=\"https:\/\/sfstandard.com\/2024\/04\/24\/how-much-big-tech-pulled-back-in-san-francisco\/\" data-post-id=\"872f332b-5db8-436b-8950-5a356f5bd0ba\" rel=\"nofollow noopener\" target=\"_blank\">was cratering due to the pandemic<\/a>, Shvo and his investors paid top-dollar for a project as if they were operating in a different world \u2014\u00a0a characterization he embraced. \u201cI have the No.1 building in San Francisco,\u201d Shvo <a href=\"https:\/\/sfstandard.com\/2025\/09\/10\/michael-shvo-san-francisco-transamerica-pyramid\/\" data-post-id=\"293df963-4475-4b0d-b50c-01d083befdba\" rel=\"nofollow noopener\" target=\"_blank\">told The Standard<\/a> when his audacity was the toast of the town. \u201cWe\u2019re creating a product that is unique and expensive,\u201d he said. \u201cThe people who can afford it happen to be at the top of their industries. That\u2019s the inherent DNA of the Shvo universe.\u201d\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">He gave the same pitch to his investors \u2014\u00a0Bayerische Versorgungskammer (BVK), Germany\u2019s largest public pension group, and Deutsche Finance, a private equity real estate investor \u2014 when he met them in 2018, after <a href=\"https:\/\/www.wsj.com\/articles\/michael-shvo-manhattan-real-estate-developer-and-art-collector-pleads-guilty-to-tax-evasion-1524782893?gaa_at=eafs&amp;gaa_n=ASWzDAhhNSr-pb04hyeyIEfYMqJ-QHBf36HES4hLOnMLGwMGWk8SwV_5jaE2FeYAaMo%3D&amp;gaa_ts=68c0eb2e&amp;gaa_sig=YOypqAwFOCINhjpKqp6MC42HDkAvAPASiVj42lrFBpUocGBItEirfIrQUTyhgDbbcBpS8Kgu3VVKnQBVdGlCtQ%3D%3D\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">pleading guilty to tax evasion (opens in new tab)<\/a>.<\/p>\n<p class=\"paragraph-block article-body text-left\">At the time, interest rates were low and office demand was high, so the German entities were keen on buying more U.S. real estate. Shvo convinced them he was the man to do the deals. They would not be swayed by turbulence in the real estate market. He deflected questions about profitability by pointing to record-breaking leases, <a href=\"https:\/\/sfstandard.com\/2025\/09\/23\/ama-restaurant-transamerica-pyramid-japanese-italian-bradley-kilgore\/\" data-post-id=\"6fee03d0-89c3-4609-8f8c-74901a7bc3e1\" rel=\"nofollow noopener\" target=\"_blank\">the new restaurants that were coming<\/a>, and praise <a href=\"https:\/\/www.bizjournals.com\/sanfrancisco\/news\/2023\/01\/27\/transamerica-pyramid-michael-shvo.html\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">from local officials (opens in new tab)<\/a> in San Francisco for reinvigorating the iconic building.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">\u201cWe\u2019ve created an unbelievable income stream,\u201d Shvo said of the Pyramid.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">What he didn\u2019t say was that his relationship with the Germans had been splintering for years.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">It started in 2020 when his former friend and business partner Serdar Bilgili \u2014 who had introduced him to the Germans \u2014\u00a0wrote a letter to BVK\u2019s head of real estate, Rainer Komenda. Bilgili warned that Shvo had a penchant for overcharging on fees and using investment dollars for personal leisure. Shvo has denied those allegations.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">According to <a href=\"https:\/\/www.abendzeitung-muenchen.de\/bayern\/nach-zockerei-am-us-immobilienmarkt-bayerische-versorgungskammer-verliert-ueber-150-millionen-euro-art-1081269?utm_source=chatgpt.com\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">reports in the German media (opens in new tab)<\/a>, that letter was suppressed by Komenda until he was dismissed by BVK last summer. The letter only came to light during a lawsuit he filed against his former employer for wrongful termination.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">By 2023, the same year construction workers began remodeling the Transamerica Pyramid, BVK started slowing down its investment in Shvo\u2019s projects. The group halted new investments, although additional money was spent to maintain existing assets. The elite, members-only club, based in the Coca-Cola building in New York, had signed a deal to open another club in Shvo\u2019s Pyramid. The location never opened, and the parties remain locked in overlapping lawsuits.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">That same summer, BVK commissioned an internal report that identified several compliance violations pertaining to business dealings with Shvo. The documents, which were read aloud in a German court, detail \u201cinappropriate close relationships among individual actors\u201d that suggest conflicts of interest across the partnership. Citing sources familiar with the matter, <a href=\"https:\/\/www.bloomberg.com\/news\/features\/2026-02-02\/michael-shvo-s-luxury-property-push-leaves-german-backer-bvk-with-hangover?srnd=undefined\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Bloomberg recently reported (opens in new tab)<\/a> that those relationships included a younger relative of Komenda who had internships at Deutsche Finance and Shvo\u2019s eponymous firm.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">Last year, several of Deutsche Finance and BVK\u2019s investments with Shvo started coming up bust. First, <a href=\"https:\/\/nypost.com\/2025\/10\/17\/business\/developer-michael-shvo-forced-to-sell-miamis-iconic-raleigh-hotel\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">the Raleigh Hotel was sold (opens in new tab)<\/a> while renovations were still underway. Another project at 9200 Wilshire Blvd. in Beverly Hills <a href=\"https:\/\/www.hotelinvestmenttoday.com\/Deals\/Mergers-and-Acquistions\/Centurion-acquires-Mandarin-Oriental-residence-in-Beverly-Hills\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">sold for a massive discount (opens in new tab)<\/a>.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">By the time the numbers had been tallied up, which include ongoing operating expenses across the U.S. investments, BVK told its 2.7 million pension holders that it expected more than $1 billion in losses. More of Shvo\u2019s intermediaries with the Germans would soon depart, including Komenda\u2019s boss, Norman Fackelmann, and Deutsche Finance exec Jason Lucas, who was listed on many of the joint venture deals with Shvo.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">In a letter dated Jan. 19 of this year, BVK told its members the losses were due to \u201ceconomic challenges\u201d associated with losses, as well as \u201cproject partners\u201d that \u201cdid not meet expectations placed upon them.\u201d As a result, the pension fund was \u201csystematically work[ing] through\u201d investments made between 2018 and 2020, the period when Shvo guided BVK leaders to purchase multiple properties.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">Working through those investments culminated this week in <a href=\"https:\/\/sfstandard.com\/2026\/02\/24\/transamerica-pyramid-sold-cyprus\/\" data-post-id=\"232a1b7e-8b5a-44a3-951e-3bcc1b734c01\" rel=\"nofollow noopener\" target=\"_blank\">the agreed upon sale<\/a> of the Transamerica Pyramid to Yoda PLC, an investment firm based in Cyprus. The deal, which is expected to close later this year, will see Shvo removed as the property\u2019s operator.\u00a0<\/p>\n<p class=\"paragraph-block article-body text-left\">Shvo issued a statement on Tuesday in light of the deal. \u201cIt has been a privilege to serve as steward of one of the world\u2019s most iconic skyscrapers,\u201d he said. \u201cThrough a hospitality-led vision \u2026 we transformed the property into a world-class office destination defined by service, experience, and cultural vitality.\u201d<\/p>\n<p class=\"paragraph-block article-body text-left\">\u201cI am confident it will continue to define the skyline and serve generations to come under its next custodian,\u201d he added.<\/p>\n<p class=\"paragraph-block article-body text-left\">In the end, the Pyramid was indeed reinvented.
