Owners of a Subaru dealership, located at 3225 Stevens Creek Blvd., implored the council to reconsider the proposal.\u00a0<\/p>\n<p><a href=\"https:\/\/www.svvoice.com\/santa-clara-council-approves-amendment-to-bart-extension\/\" rel=\"nofollow noopener\" target=\"_blank\">The council voted in October to continue the item<\/a>. Given Mayor Lisa Gillmor and Council Member Kelly Cox\u2019s absence, and Council Members Kevin Park and Raj Chahal dissenting, the planning commission\u2019s decision to deny the request stood.<\/p>\n<p>SPONSORED<\/p>\n<p><a data-no-instant=\"1\" href=\"https:\/\/www.brainshare.us\/pages\/homepage-jan-2026\" rel=\"noopener sponsored nofollow\" class=\"a2t-link\" target=\"_blank\" aria-label=\"BrainShare Ad_Image\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2025\/12\/Version-61.png\" alt=\"BrainShare Ad_Image\"   width=\"900\" height=\"90\" style=\" max-width: 100%; height: auto;\"\/><\/a><\/p>\n<p>At the October meeting, city employees said the garbage collector, Mission Trails, told them pickup along Stevens Creek Boulevard was unsafe.\u00a0<\/p>\n<p>However, Yvette Sessions, with Mission Trails, told the council that pick up along Cecil Avenue was untenable, adding that the company could pick up safely from Stevens Creek Boulevard.<\/p>\n<p>SPONSORED<\/p>\n<p><a data-no-instant=\"1\" href=\"https:\/\/siscsv.com\/tcba\/\" rel=\"noopener sponsored nofollow\" class=\"a2t-link\" target=\"_blank\" aria-label=\"banner v_2[1]_page-0001\"><img fetchpriority=\"high\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/02\/banner-v_21_page-0001.jpg\" alt=\"\"   width=\"1517\" height=\"188\" style=\" max-width: 100%; height: auto;\"\/><\/a><\/p>\n<p>Neighbors of the dealership said the proposed alternative pickup creates problems for the single-family residents who abut Cecil Avenue.<\/p>\n<p>Cliff Moore, one such resident, said the dealership vowed to be a good neighbor when it opened, adding that the issue is one of enforcement. If the city allowed it to continue as it has, he said, it is sending a clear message that violations will be tolerated.<\/p>\n<p>\u201cSubaru refuses to comply with the permit they already have. Why would anybody reasonable believe they would comply with the new one?\u201d he said. \u201cIt is a pattern that demonstrates that they will do what they want, regardless, and not be held accountable.\u201d\u00a0<\/p>\n<p>Park said he resented the owners pleading with the council under the auspices of safety when it was clear they were concerned with losing their parking.\u00a0<\/p>\n<p>Several members of the council joined his concern, saying that when approved in 2016, the site envisioned pickup along Stevens Creek Boulevard.\u00a0<\/p>\n<p>\u201cIt is pretty simple,\u201d Gillmor said. \u201cThat is where it\u2019s supposed to be.\u201d<\/p>\n<p>City Attorney Glen Googins said the city would work with the owners and neighbors to find an amenable solution before \u201caggressive code enforcement begins.\u201d<\/p>\n<p>The council denied the appeal unanimously.\u00a0\u00a0\u00a0<\/p>\n<p>Council Shapes Future Development<\/p>\n<p><a href=\"https:\/\/www.svvoice.com\/planning-commission-green-lights-design-standards-historic-resources-update\/\" rel=\"nofollow noopener\" target=\"_blank\">The council also approved a couple of planning commission recommendations<\/a>.<\/p>\n<p>The first was to add 27 properties to the city\u2019s Historic Resources Inventory.\u00a0<\/p>\n<p>The item has already been completed, and Afshan Hamid, community development director, called the approval a \u201cclean up item\u201d that \u201ccloses the loop\u201d on work city employees have already done.<\/p>\n<p>The second item was for the city to adopt objective design standards for\u00a0townhomes, podium-style and wrap-style multi-family residential and\/or mixed-use developments.\u00a0<\/p>\n<p>Hamid said such standards are essential for the city to maintain local control in the wake of a slew of state laws that remove constraints on developers building housing. The proposed standards \u201cwork cohesively and are achievable,\u201d she said.\u00a0<\/p>\n<p>\u201cWe are seeing more development outside those specific plan areas,\u201d Hamid said.<\/p>\n<p>City Attorney Glen Googins told the council that developers can request an almost unlimited amount of waivers for a project, but that objective design standards allows the city more control over requiring them to justify those waivers.
