Increased plans have been filed for the narrow parcel at 230 Anza Street<\/a> in San Francisco\u2019s<\/a> Lone Mountain<\/a> neighborhood. The new application invokes the recently passed Family Zoning Plan to achieve higher density, more than doubling the capacity over the previous iteration\u2019s capacity. Krystal Dong of Oakland<\/a>-based IvyHills LLC<\/a> is listed as the property owner.<\/p>\n

The eight-story proposal is expected to yield around 17,330 square feet, including eight apartments and a five-car basement garage. Of the eight apartments, two will be deed-restricted as affordable housing. The structure will feature two two-bedroom apartments and six three-bedroom apartments. Additional storage will be included for eight bicycles.<\/p>\n

The application invokes Senate Bill 330 and the recently established Housing Choice-San Francisco Program. The San Francisco Planning Department describes the HC-SF program as an alternative to the State Density Bonus Law, with additional parameters on height and bulk controls. Unlike the State law, the HC-SF Program does not require on-site affordable housing.<\/p>\n

The project architect is not listed. The only information provided about the future structure is that it will consist of five levels of Type III wood-framed construction over four levels of Type 1 construction. Castro Valley-based C.M. Wong Architecture<\/a> drafted previous plans.<\/p>\n

The 0.06-acre parcel is located on a block bound by Anza Street, Collins Street, Woods Street, and Geary Boulevard. Residents will look out onto the tree-lined northern edge of the scenic University of San Francisco Lone Mountain campus.<\/p>\n

According to the application, construction is estimated to cost around $2 million, a figure not inclusive of all development costs. The timeline for construction to start has not been established.<\/p>\n
