Hundreds of properties will be up for sale next month during Riverside County\u2019s parcel sale of tax-defaulted property<\/a>, giving opportunities for first-time homebuyers to break into the market.<\/p>\n

Moreno Valley residents Naomi and Randy McSwain are on the hunt for a home in Southern California.<\/p>\n

\u201cWe aren\u2019t looking for much,\u201d Naomi McSwain told NBC Los Angeles. \u201cNot a mansion, just something comfortable and affordable that we can spend the rest of our years.\u201d<\/p>\n

But like prospective buyers across California know, buying a home is not easy.<\/p>\n

\u201cEverything was out of our price range and we went to Texas,\u201d Naomi McSwain explained. \u201cThe weather drove us back. We are renting while we wait for\u00a0the perfect place within our price range.\u201d<\/p>\n

Now, a new option might be on the horizon for the McSwains through Riverside County\u2019s annual online auction, which begins at 8 a.m. on April 23 and runs through April 28.<\/p>\n

To participate, buyers must register ahead of time<\/a> and have a $5,000 deposit ready to submit by 4 p.m. on April 20.<\/p>\n

The properties are sold \u201cas is,\u201d and bidding will be in increments of at least $100.<\/p>\n

\u201cAs it stands now, we are sitting at over 800 parcels [for sale],\u201d Adelina Abril, of the Riverside County Treasurer-Tax Collector\u2019s Office, told NBCLA. \u201cWe have a mixture of vacant land and properties that have dwellings on them.\u201d<\/p>\n

Some parcel bids begin as low as $100<\/a>.\u00a0<\/p>\n

The county\u2019s website includes maps<\/a> and the list of properties<\/a> featured in this year\u2019s sale, from properties in Lake Elsinore and Corona, to homes listed in the City of Riverside.<\/p>\n

\u201cWe urge all prospectives bidders to do their due diligence, research, and drive by the property to make sure it\u2019s what you want to buy before you place your bid,\u201d Abril said.<\/p>\n

Randy McSwain said the properties they\u2019re looking at are mainly foreclosures.<\/p>\n

\u201cYou feel sorry because someone is losing their home\u201d he said.<\/p>\n

And while the McSwains say buying a property at an auction has its perks, putting in their bid will be a challenge on its own, as investors tend to sweep in with full cash offers.<\/p>\n

\u201cOne is getting approval from the lender and all the competition because I would see bids, and you know where they were coming from, and couldn\u2019t match it,\u201d Naomi McSwain said.<\/p>\n

According to the county\u2019s terms of sale<\/a> for this year\u2019s tax sale, Riverside County owners with tax-defaulted properties on the sale list have until April 22 to redeem their property.
