Avenue 34<\/a>, consists of 468 studio, one-, and two-bedroom apartments with roughly 16,000 square feet of ground-floor retail space and parking for 311 vehicles.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-03\/141%20Ave%2034%20by%20Hunter%20Kerhart%2005.jpg?itok=QLIdDz5K\" rel=\"article-image-set nofollow noopener\" title=\"Hunter Kerhart Architectural Photography\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/03\/141 Ave 34 by Hunter Kerhart 05.jpg\" width=\"950\"\/><\/a><br \/>\nAerial view looking northeastHunter Kerhart Architectural Photography<\/p>\n<p>Project approvals include <a href=\"https:\/\/urbanize.la\/post\/here-are-transit-oriented-communities-guidelines\" rel=\"nofollow noopener\" target=\"_blank\">Transit Oriented Communities incentives<\/a>, allowing greater density and less on-site parking than would have otherwise been permitted by zoning rules. In exchange, 66 of the apartments are to be set aside as <a href=\"https:\/\/la.urbanize.city\/post\/here-are-californias-affordable-housing-income-limits-2025\" rel=\"nofollow noopener\" target=\"_blank\">very low-income affordable housing<\/a> for a period of 55 years, with an additional 192 apartments to be reserved for moderate-income renters.<\/p>\n<p><a href=\"https:\/\/urbanize.la\/tags\/kfa-architecture\" rel=\"nofollow noopener\" target=\"_blank\">KFA Architecture<\/a> designed A34 which includes elements inspired by the industrial surroundings of the property, with an exterior consisting of stucco and metal.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-03\/141%20Ave%2034%20by%20Hunter%20Kerhart%2008.jpg?itok=lnuiFhHf\" rel=\"article-image-set nofollow noopener\" title=\"Hunter Kerhart Architectural Photography\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/03\/141 Ave 34 by Hunter Kerhart 08.jpg\" width=\"950\"\/><\/a><br \/>\nAerial view looking southHunter Kerhart Architectural Photography<\/p>\n<p>The project faced a difficult road during its entitlement phase due to vocal pushback from some residents of the surrounding neighborhood, who argued that the project would accelerate gentrification of the surrounding neighborhood.
