\n\tAs he prepared to take the helm of one of television\u2019s longest-running syndicated game shows in 2024, Ryan Seacrest put his Napa Valley<\/a> home on the market for $22 million. Nearly two years later with no luck, he\u2019s trying again\u2014this time with a significantly reduced asking price.<\/p>\n

\n\tThe Wheel of Fortune and American Idol host is now seeking just under $20 million for the picturesque 40-acre spread, which he acquired for $14 million in 2020 because of its \u201cincredible location\u201d and \u201cstunning views.\u201d Cyd Greer of Coldwell Banker holds the listing<\/a>.<\/p>\n

\n\tCompleted in 2004 by builder James Nolan and architect Howard Backen, and extensively remodeled by Seacrest in collaboration with Clint Nicholas and Silvia Nobili of\u00a0Nobili Marqu\u00e9s Arquitectura<\/a>, the property offers a Tuscan-style main home, a pool house, and a guest cottage. Altogether, there are five bedrooms, half a dozen bathrooms, and a powder room across 10,750 feet.<\/p>\n

\n\tIn addition to a natural palette donning a mix of antique French limestone and wide-plank oak floors, chiseled limestone walls, and reclaimed wood-beam ceilings, the U-shaped primary dwelling is also outfitted with high-tech security, audio, and lighting systems. A huge stone fireplace anchors the living room, with massive wooden pocketing doors spilling out to a side terrace and a screened-in porch.<\/p>\n

\n\tElsewhere is a formal dining room, which connects to a kitchen sporting a wood-burning fireplace with a rotisserie and a pizza oven, an eat-in island, and an adjoining breakfast room. Other highlights include a library gallery, a TV room, a wine cellar, and an exercise space, plus a posh primary suite holding an office, a private terrace, and a luxe bath showcased by a freestanding gray oval soaking tub.<\/p>\n

\n\tThe sprawling mountain-view grounds, centered on a spacious graveled courtyard ideal for entertaining, host an infinity pool and spa, a bocce court, and a 220-tree Italian olive grove. Rounding it all off are the ancillary structures\u2014a rustic pool house with a full bath and a wet bar and a Napa-style guest cottage with two en suite bedrooms and a kitchen.<\/p>\n

\n\tSeacrest has a history of buying, renovating, and then selling high-end properties at a profit. In 2023, he transferred his $31.5 million New York penthouse to Fanatics billionaire Michael Rubin for $43 million. The year before that, he sold a Beverly Hills estate he purchased in 2012 for $37.5 million from Ellen DeGeneres and Portia de Rossi to tech billionaire Brian Long and journalist Liz Day for $51 million.<\/p>\n
