{"id":248646,"date":"2026-04-02T16:00:14","date_gmt":"2026-04-02T16:00:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/248646\/"},"modified":"2026-04-02T16:00:14","modified_gmt":"2026-04-02T16:00:14","slug":"patterson-building-in-downtown-fresno-listed-for-8-1m","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/248646\/","title":{"rendered":"Patterson building in downtown Fresno listed for $8.1M"},"content":{"rendered":"<p>One of downtown Fresno\u2019s most visible historic buildings that\u2019s been family-owned and operated for decades has been listed for sale at $8.1 million.<\/p>\n<p>The <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/www.loopnet.com\/Listing\/2014-Tulare-St-Fresno-CA\/39694692\/\">T.W. Patterson building was listed<\/a> in March on the commercial real estate website LoopNet as \u201cone of Fresno\u2019s most recognizable and strategically positioned offerings.\u201d The building, located at the intersection of Tulare and Fulton streets, stands eight stories tall and is more than 100 years old.<\/p>\n<p>Unlike in some of the neighboring old buildings along the Fulton corridor, most of the business space in the Patterson building is being leased out to tenants. The 97,354-square-foot building has been well-maintained by the Roush family since Rick Roush, a Fresno financial adviser, bought it in 1994.<\/p>\n<p>\u201cThat continuity matters, both in terms of the occupancy and in terms of the maintenance,\u201d said Elliott Balch, president of the Downtown Fresno Partnership, which is located in the Patterson building.<\/p>\n<p>The Roush family on Wednesday did not respond to a request for comment about the intent to sell the Patterson building.<\/p>\n<p>                                              <img decoding=\"async\" class=\"responsive-image\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/04\/FRS_EPZ_PATTERSON_04.JPG\"   width=\"1140\" height=\"758\" title=\"FRS_EPZ_PATTERSON_04.JPG\" alt=\"An interior photograph of the historic T. Patterson building was an air conditioning pioneer in U.S.<\/p>\n<p>The Patterson building was completed in 1923 by R.F. Felchlin &amp; Co., the same builder behind the <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/historicfresno.org\/nrhp\/californ.htm\">Hotel Californian<\/a> building on Van Ness Avenue and Kern Street and several other historic structures in the area.<\/p>\n<p>It was commissioned and given its name by the children of T.W. Patterson after his passing, <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/www.fresno.gov\/wp-content\/uploads\/2023\/03\/HistoricPresSouthStadiumSurveySept142009.pdf\">according to a report<\/a> on downtown Fresno\u2019s historic buildings. T.W. Patterson had been a well-known Fresno banker, the report says. The building was leased to The Wonder department store for 25 years and has hosted many other well-nown businesses.<\/p>\n<p>\u201cThe Patterson building is also <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/www.fresnobee.com\/entertainment\/ent-columns-blogs\/fresno-beehive\/article232511707.html\">the first (multi-story) building<\/a> in the U.S. to have air conditioning,\u201d said Balch, of the Downtown Fresno Partnership.<\/p>\n<p>Balch said the building today is home to various types of businesses, including law firms, consultants and nonprofits. The Roush family operates it own investment advisory firm in the Patterson building, he said.<\/p>\n<p>The building\u2019s historic designation allows its owners to qualify for tax incentives through the <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/ohp.parks.ca.gov\/?page_id=21412\">California Mills Act<\/a>, which provides property tax reductions if they commit to maintaining official historic properties.<\/p>\n<p>                                              <img decoding=\"async\" class=\"responsive-image\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/04\/FRS_EPZ_PATTERSON_05.JPG\"   width=\"1140\" height=\"723\" title=\"FRS_EPZ_PATTERSON_05.JPG\" alt=\"An entryway along Tulare Street for the historic T. Patterson building owner tried to put \u2018my money where my heart was\u2019<\/p>\n<p>Rick Roush, the financial adviser who bought the building in 1994, previously told The Bee he made the purchase as part of the effort to help downtown Fresno.<\/p>\n<p>He and his partners had been working on bringing the Grizzlies baseball team to Fresno when Roush bought the building. At the time, the building required a lot of maintenance \u2014 including roof repairs and new paint \u2014 and it had few tenants.<\/p>\n<p>\u201cI got behind Grizzly Stadium and tried to get behind renovation of downtown by putting my money where my heart was,\u201d Roush told The Bee in 2018.<\/p>\n<p>Even after giving up his stake in the Grizzlies, Roush kept investing in the Patterson building, The Bee reported.<\/p>\n<p>Today, 67% of the tenant space in the Patterson building is leased out, according to its online for-sale listing.<\/p>\n<p>\u201cIt takes a lot of work to maintain any building, especially a historic one,\u201d said Balch. \u201cThe Roush family in particular has been just a model, a paragon for that attentiveness.\u201d<\/p>\n<p>\u201cI\u2019m hopeful that somebody with the same level of dedication and commitment becomes the new owner,\u201d Balch added.<\/p>\n<p>                                              <img decoding=\"async\" class=\"responsive-image\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/04\/FRS_EPZ_PATTERSON_01.JPG\"   width=\"1140\" height=\"782\" title=\"FRS_EPZ_PATTERSON_01.JPG\" alt=\"The historic T.
