{"id":256469,"date":"2026-04-07T22:43:08","date_gmt":"2026-04-07T22:43:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/256469\/"},"modified":"2026-04-07T22:43:08","modified_gmt":"2026-04-07T22:43:08","slug":"californias-last-haven-for-cheap-homes-as-its-ranked-one-of-americas-hottest-housing-markets","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/256469\/","title":{"rendered":"California&#8217;s last haven for cheap homes &#8212; as it&#8217;s ranked one of America&#8217;s hottest housing markets"},"content":{"rendered":"<p>One of California\u2019s last bastions to buy cheap homes is also <a href=\"https:\/\/nypost.com\/2026\/04\/07\/real-estate\/heres-the-solution-to-americas-ongoing-housing-crisis\/\" rel=\"nofollow noopener\" target=\"_blank\">one of the hottest housing markets<\/a> in the nation: Fresno.<\/p>\n<p>Construction Coverage recently ranked Fresno as the 15th hottest <a href=\"https:\/\/constructioncoverage.com\/research\/hottest-real-estate-markets-us\" target=\"_blank\" rel=\"noopener nofollow\">real estate market<\/a> in the United States, and the fifth California city on the list, below San Francisco, San Jose, Oakland and Los Angeles.<\/p>\n<p>But what makes the city standout, is the far cheaper homes available compared to most California cities. The average house price in Fresno, $386,426 according to <a href=\"https:\/\/www.zillow.com\/home-values\/18203\/fresno-ca\/\" rel=\"nofollow noopener\" target=\"_blank\">Zillow,<\/a> sits more <a href=\"https:\/\/www.zillow.com\/home-values\/12447\/los-angeles-ca\/\" rel=\"nofollow noopener\" target=\"_blank\">than a half a million dollars <\/a>below Los Angeles\u2019 and <a href=\"https:\/\/www.zillow.com\/home-values\/20330\/san-francisco-ca\/\" rel=\"nofollow noopener\" target=\"_blank\">nearly a million below<\/a> San Francisco\u2019s average home price.<\/p>\n<p>More than 35% of homes in Fresno went above asking price with a median sale price of $400,000, according to the survey. Home prices have risen in the area about 3% compared to a year ago.<\/p>\n<p>\u201cFresno stands out because it\u2019s seeing strong demand relative to supply,\u201d the author of the survey said.<\/p>\n<p>Fresno is especially competitive, and a local loan officer with American Pacific Market isn\u2019t surprised by the ranking.<\/p>\n<p>\u201cThat and the location. Literally, because it\u2019s too high down in the south, too high down north, and on the coast, just forget about it,\u201d Paul Salazar <a href=\"https:\/\/abc30.com\/post\/fresno-ranks-among-nations-hottest-housing-markets-survey-finds\/18849472\/\" target=\"_blank\" rel=\"noopener nofollow\">told<\/a> ABC 30.<\/p>\n<p>\u201cIt doesn\u2019t surprise me, but it is kind of neat to see it happening right before your eyes,\u201d he added.<\/p>\n<p>City officials believes the market is especially competitive because of corporate landlords like JD Homes, which owns around 3,000 homes in the Central Valley. Fresno City councilmember Annalisa Perea told <a href=\"https:\/\/fresnoland.org\/2026\/04\/06\/fresno-housing-investor\/\" rel=\"nofollow noopener\" target=\"_blank\">Fresnoland <\/a>that she\u2019s motivated by stories of corporate investors outbidding homebuyers.<\/p>\n<p>\u201cWhat I\u2019d like to see long-term is more homeownership versus renters,\u201d she told the outlet.<\/p>\n<p>JD Homes has faced controversy for their properties before. The company lost a tenant lawsuit in 2021, which alleged JD Homes knowingly left tenants living in unsafe and uninhabitable conditions.<\/p>\n<p>\u201cThis is the detrimental effect of what happens when you bite off more than you can chew,\u201d Perea told Fresnoland, referring to JD Homes\u2019 real estate portfolio.<\/p>\n<p>Perea\u2019s proposal to study area trends surrounding corporate landlords was just approved by the council. She also advocated to make it easier for tenants to find corporate landlords, who can hide their names with trusts or LLCs.<\/p>\n<p>But others believe scarcity of supply is more responsible than corporate landlords buying up homes.<\/p>\n<p>\u201cThere\u2019s a big driver of our housing crisis, and that driver is a scarcity of supply,\u201d Stan Oklobdzjia, a professor of housing policy at the University of California, Riverside, told Fresnoland. He added that an exception lies when corporate bidders buy up neighborhoods, and then \u201cyou become more of a price setter.\u201d<\/p>\n<p>The California Post spotted several sublime deals across Fresno\u2019s housing market.<\/p>\n<p><a href=\"https:\/\/www.zillow.com\/homedetails\/1407-E-Princeton-Ave-Fresno-CA-93704\/18737709_zpid\/\" rel=\"nofollow noopener\" target=\"_blank\">A stunning gated<\/a> 3-bed, 3-bath home comes in at about $530,000 for nearly 3,000 square feet of space. <\/p>\n<p>The 1920s\u2019 two-story residence \u201cblends classic architecture with modern-day versatility,\u201d its listing says.<\/p>\n<p>\u201cFrom the moment you arrive, the gated circular driveway and iconic California palms create a striking first impression,\u201d the listing describes the residence.<\/p>\n<p>Complete with two towering pillars at its entrance, the home features a fireplace in the dining area, a porch, a jetted tub with a chandelier hanging over it, and space for an accessory dwelling unit for guest house if buyers are interested.<\/p>\n<p>For those with simpler tastes, a more-rustic 4-bed, 3-bath 2,265 square foot estate is in order. The home, <a href=\"https:\/\/www.zillow.com\/homedetails\/1521-S-Bush-Ave-Fresno-CA-93727\/18768003_zpid\/\" rel=\"nofollow noopener\" target=\"_blank\">located in eastern Fresno,<\/a> comes in at $495,000. <\/p>\n<p>The single-family abode was built in 1977 and also features a fireplace and a spacious living room laden in wood. The house has colored-glass across the property and features a balcony as well.<\/p>\n<p>For aquatic homebuyers, a pool sits in the property\u2019s lush backyard.<\/p>\n<p>Buyers more psyched about a desert vibe could like this 4-bed, 3-bath on the outskirts of eastern Fresno.<\/p>\n<p>The 2,648 square foot home is priced at $515,000 and is complete with an \u201cadorable covered front porch that makes a perfect sitting area to enjoy your morning coffee or a relaxing afternoon,\u201d <a href=\"https:\/\/www.zillow.com\/homedetails\/6310-E-Woodward-Ave-Fresno-CA-93727\/79534898_zpid\/\" target=\"_blank\" rel=\"noopener nofollow\">its listing says.<\/a><\/p>\n<p>\u201cDon\u2019t miss out on the chance to embark on the exciting journey of homeownership with a property that combines practicality, potential, and proximity to all amenities.\u201d the listing adds.<\/p>\n<p>The home has stainless steel appliances and a back patio with a green grass lawn.<\/p>\n<p>Another decent <a href=\"https:\/\/www.zillow.com\/homedetails\/2873-E-El-Paso-Ave-Fresno-CA-93720\/64529534_zpid\/\" rel=\"nofollow noopener\" target=\"_blank\">Fresno-area deal prices at $469,900<\/a> for 3 bedrooms and 2 bathrooms and 1,613 square feet. The home has a blue and white kitchen theme, a cozy backyard with a rocky path, and wood floors throughout.<\/p>\n<p>It also has its own fireplace and a swing hanging off a tree in the backyard.<\/p>\n<p>San Diego is one of the most stagnant housing markets in California, according to the survey. Home sale prices have dipped .2%  and 31.9% of homes sold above asking.
