{"id":259273,"date":"2026-04-09T12:22:41","date_gmt":"2026-04-09T12:22:41","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/259273\/"},"modified":"2026-04-09T12:22:41","modified_gmt":"2026-04-09T12:22:41","slug":"oakland-apartment-hubs-are-foreclosed-over-failed-loan-in-shaky-market","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/259273\/","title":{"rendered":"Oakland apartment hubs are foreclosed over failed loan in shaky market"},"content":{"rendered":"<p>OAKLAND \u2014 Two downtown Oakland apartment complexes, a few blocks from each other, have been foreclosed by a lender over a failed real estate loan that suggests the weakness in the East Bay rental housing market has yet to abate.<\/p>\n<p>The property lender now owns <a href=\"https:\/\/www.mercurynews.com\/2025\/07\/24\/oakland-home-economy-house-build-property-develop-real-estate-apartment\/\" target=\"_blank\" rel=\"noopener nofollow\">Telegraph Arts, a 97-unit apartment building at 471 26th St., and The Moran, a 78-unit, five-story apartment property at 570 21st St.<\/a>, according to documents filed on April 6 with the Alameda County Recorder\u2019s Office.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"The Moran, a 78-unit apartment complex at 570 21st Street in downtown Oakland's Uptown district, as seen in Feb. 2025.\" width=\"1040\" data- src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/04\/SJM-L-OAKDTAPTS-04.jpg\" data-attachment-id=\"12130066\" \/>The Moran, a 78-unit apartment complex at 570 21st Street in downtown Oakland&#8217;s Uptown district, as seen in Feb. 2025.\u00a0(Google Maps)<\/p>\n<p>The two <a href=\"https:\/\/www.mercurynews.com\/2026\/03\/05\/oakland-home-economy-loan-apartment-house-build-property-real-estate\/\" target=\"_blank\" rel=\"noopener nofollow\">apartment hubs are in downtown Oakland\u2019s hip and trendy Uptown<\/a> district.<\/p>\n<p>In April 2025, Telegraph Arts defaulted on a $31.6 million loan, while The Moran defaulted on a $20.7 million loan, county files show. The loans were issued in 2020.<\/p>\n<p>Affiliates controlled by CWCapital were the lenders that foreclosed on the apartment buildings.<\/p>\n<p>Both apartment properties have lost a huge amount of their value, the results of the respective foreclosures show, according to public real estate documents.<\/p>\n<p>The lender paid $31.1 million for the apartment building at 471 26th St., a price that was 49.8% below its assessed value of $61.9 million as calculated in January 2025.<\/p>\n<p>The apartment hub at 570 21st St. was bought by its lender for $20.3 million. That was 52.6% below the most recent estimated assessed value of the residential property.<\/p>\n<p>The Oakland commercial property market is struggling with financial setbacks that have triggered loan failures in some instances.
