For years, it’s been the coastal California compromise — oceanfront living at a relative discount to Los Angeles.

If you’re buying in Long Beach right now, last month’s data handed you real leverage. Active inventory surged 13.4% year-over-year — more than double the national rate — and the median listing price fell 12.1% compared to last March, roughly six times steeper than the national decline. Sellers are adjusting. Homes are still moving. The window is open.

More homes hit the Long Beach market last month, giving buyers options they haven’t had in years. Active listings reached 452 homes in March — up 13.4% from a year ago, compared to just 6.2% growth nationally. Newly listed homes jumped 12.7% year-over-year, while new listings nationally were nearly flat at 0.7%. For sellers today, that expanding supply pool means more competition for every buyer’s attention.

Asking prices in Long Beach dropped significantly — and the gap with the rest of the country is hard to ignore. The median listing price fell to $702,000 in March, down 12.1% year-over-year, while the national median slipped just 2.1%. Price reductions told the same story: 16.5% of Long Beach listings took a cut last month, up 4.7 percentage points from a year ago — while nationally, that share actually shrank. For buyers shopping now, that means negotiating room is more available than it’s been in years. For sellers, pricing realistically from day one wasn’t optional — it was the strategy that worked.

Even with rising inventory and falling prices, Long Beach homes didn’t sit — they sold. The median days on market was 46 days in March, a full 11 days faster than the national median of 57. Nationally, homes sat 7.5% longer than a year ago; in Long Beach, pace actually improved slightly, down 3.2% year-over-year. Demand didn’t disappear here — buyers just came to the table with more leverage on price.

Long Beach’s March data captured a market shifting in buyers’ favor without falling apart. Inventory climbed fast, prices dropped sharply, and sellers cut asking prices at a rate nearly 5 percentage points higher than last year. Yet homes still sold faster than the national average. For buyers active right now, that combination — more choices, softer prices, motivated sellers — is rare in coastal California. For sellers, the market still rewards you, but only if you price for where things are, not where they were a year ago.

Long Beach is where container ships glide past surf breaks, Art Deco facades line downtown streets, and neighborhoods…

[33
102762,131,133,132
post-262215","post","type-post","status-publish","format-standard","has-post-thumbnail","category-long-beach","tag-east-village-arts-district","tag-long-beach","tag-long-beach-headlines","tag-long-beach-news
["GET
