Steven Hanson bought a showplace in one of the most coveted neighborhoods<\/a> in Lincoln, 30 miles north of Sacramento, in 2008. He then transformed it into a flowing hub for entertaining \u2014 starting with taking down a wall.<\/p>\n

\u201cIt was a formal living room, which nobody ever uses anymore,\u201d the founder of Hanson Truss Components said. \u201cWe incorporated that into the pool table room so it all flows.\u201d<\/p>\n

The payoff was immediate and unmistakable.<\/p>\n

\u201cThat great room will hold 100 people,\u201d he said. \u201cFor the Super Bowl, I\u2019d have 200 people there.\u201d<\/p>\n

Listing agent Sean Work of EXP Realty lives nearby and knows the property well.<\/p>\n

\u201cAt one point he had his truss guys build a deck to go over the pool, had a band there, had about 300 people from the neighborhood rolling through,\u201d Work said.<\/p>\n

That kind of entertaining-at-scale energy fits the setting: a single-story estate on Rua Esperanza, a gated cul-de-sac inside Lincoln\u2019s Verdera community, positioned along the first hole at Catta Verdera Country Club. Rua Esperanza is at the top of the neighborhood\u2019s custom-home pecking order, Work said.<\/p>\n

\u201cIf you ask people in the (custom homes area), \u2018What\u2019s the best street?\u2019 everybody says it\u2019s Rua Esperanza \u2014 a street of dreams … flat lot, located close to the clubhouse with easy access to the golf course,\u201d he said.<\/p>\n

The street\u2019s reputation comes from more than size. It\u2019s a collection of legacy builds from an era when owners weren\u2019t trying to value-engineer luxury \u2014 they were building to a vision: bigger lots, heavier craftsmanship, and resort-caliber outdoor living that\u2019s costly to duplicate today, according to EXP Realty. At the end of the cul-de-sac sits a sprawling 8,400-square-foot estate listed for $4.9 million, which The Sacramento Bee wrote about in 2025.<\/a><\/p>\n

Hanson\u2019s 6,300-square-foot, five-bedroom, six-bath residence at 211 Rua Esperanza is for sale for $3.58 million.<\/a><\/p>\n

The backyard is the closer, built around an oak tree that predates the house. He describes it as a multi-zone setup that keeps gatherings moving.<\/p>\n

There\u2019s a bocce ball court overlooking the golf course, a fully equipped outdoor kitchen, a spa above the pool, and a water feature that is seen as soon as you walk out.<\/p>\n

Work frames the resort-style backyard as a true tournament-day hangout:<\/p>\n

\u201cDown here, we\u2019ve got the decking, pool, infinity edge, outdoor kitchen and bocce ball,\u201d he said. \u201cWhen they have tournaments, (Steve) will blast some music, set some ice chests down here, and everybody rolls up. It really is the party pad.\u201d<\/p>\n

Catta Verdera Country Club\u2019s website<\/a> says the golf course enjoys a reputation as the only four and a half star private course in Northern California, according to a Golf Digest article from 2004. Hanson\u2019s home is a quick golf-ride to the clubhouse and overlooks the driving range, as well as the first hole.<\/p>\n

\u201cI golf to have fun,\u201d he said. \u201c I play two to three times a week. We call it \u2018on-campus living\u2019 because you\u2019re so close to the clubhouse.\u201d<\/p>\n

Yet the golf course location doesn\u2019t mean living on display.<\/p>\n

\u201cWhat I like is you\u2019re on the golf course, but you have privacy. You look down on the golf course, and people out there aren\u2019t looking directly into your backyard,\u201d Hanson said.<\/p>\n

The house has seen only one live-in owner.<\/p>\n

Inside, the seller\u2019s renovations weren\u2019t cosmetic only \u2014 they were aimed at making the house function like a modern host\u2019s floor plan, Work said.<\/p>\n

\u201cThey\u2019re going for that Santa Barbara look a little bit with real wood beams and refreshed colors,\u201d Work said. \u201cRepainting it and refreshing the flooring made a huge difference. It\u2019s real wood casings. If you\u2019re familiar with Savage Cabinetry, there are custom cabinets throughout.\u201d<\/p>\n

The home\u2019s wine feature is another tell: It was redesigned to be seen the moment guests arrive.<\/p>\n

\u201cThe wine room used to be only a closet,\u201d Hanson said. \u201cThat whole glass area where you can see the wine when you walk in the entry there used to be a little butler\u2019s area where you\u2019d store your china. We took that out and moved it over against the wall in the dining room,\u201d Hanson said.<\/p>\n

Capacity-wise, it\u2019s a real cellar: The wine room holds about 750 bottles.<\/p>\n

Out front, the home\u2019s first impression comes from mature olives that make a statement by real provenance \u2014 from twisted trunks to branches of green leaves and fruit \u2014 not from landscaping-in-a-box.<\/p>\n

\u201cAll the old-growth olive trees out front came from an operating farm up in Corning,\u201d Hanson said.<\/p>\n

For buyers in this tier, livability matters as much as spectacle \u2014 especially when they want space without stairs.<\/p>\n

\u201cI hate stairs; it\u2019s just preference,\u201d Hanson said. \u201cAnd it\u2019s a big flat lot, except for where it terraces down in the backyard.\u201d<\/p>\n

Work calls that combination rare in Verdera.<\/p>\n

\u201cSingle-story plus golf course lot \u2014 there are only a handful of homes here that are on the golf course, single story and larger than 4,000 square feet,\u201d he said.<\/p>\n

The garage, too, reads like a lifestyle decision, not an afterthought. A car enthusiast will pick up on that vibe.<\/p>\n

\u201cThe garage has car lifts,\u201d Hanson said. \u201cI have a \u201963 Lincoln that\u2019s been fully restomoded and three Porsches.\u201d<\/p>\n

In the end, the selling point isn\u2019t just that the estate is on a premier street beside a private club. It\u2019s that the house was designed around one goal: make it effortless to host, and big enough to do it loud when the calendar calls for it.<\/p>\n
