The project could invoke state law to streamline the approval process and enable the replacement of an empty lot with three townhome-style units. Ohio-based Ecom Partners Development LLC is listed as the property owner.<\/p>\n<p>The initial application proposes the construction of three townhome-style buildings. Each structure would rise three stories, spanning 1,750 square feet, and would be occupied by a primary residence alongside an accessory dwelling unit.<\/p>\n<p>The application utilizes Senate Bill 684 and SB 1123 to streamline the approval process. Lately, we\u2019ve seen applications increasingly mentioning these state laws for infill housing in single-family-dominated neighborhoods. The bills were passed in 2023 and 2024, respectively, to streamline the approval process of lot subdivision and building up to ten units per lot.<\/p>\n<p>Currently, the site is occupied by the foundation remains of a former house, which burned down in a two-alarm fire in December 2022.<\/p>\n<p>R Group\u2019s president, Redmond Lyons, is listed as responsible for the application. R Group is a general contracting company founded in 2004 and based in Potrero Hill.
