BAKERSFIELD, Calif. (KGET) \u2014 A newly released real estate appraisal report has found that Bakersfield is\u00a0significantly\u00a0more accessible for Californians to\u00a0purchase\u00a0homes, compared to the rest of the state.<\/p>\n

As of March 2026, Bakersfield\u2019s affordability index stood at 33%, compared to California\u2019s 15%.<\/p>\n

Specifically, the\u00a0minimum\u00a0qualifying income for a medium-priced home in Bakersfield is about $96,800 versus $213,200 statewide.<\/p>\n

The\u00a0March Crabtree Report<\/a>, produced by Affiliated Appraisers, compared\u00a0California\u2019s medium home was just under $890,000 \u2014\u00a0nearly 120%\u00a0higher than Bakersfield\u2019s\u00a0\u2014 which was up slightly between March and\u00a0February\u00a02026.<\/p>\n

The mean price per square foot\u00a0for Bakersfield homes\u00a0was\u00a0reported to be\u00a0in\u00a0March, marking a\u00a01.5%\u00a0increase since\u00a0February.<\/p>\n

Crabtree report shows Bakersfield home sales declining by 30% <\/a><\/p>\n

The statewide average per square foot increased 4.2%\u00a0between\u00a0March and\u00a0February, increasing the California\u00a0average to be about $428. The report found that Bakersfield\u2019s price per square foot is about 56% lower compared to the rest of the state.<\/p>\n

The report also found that the\u00a0supply for\u00a0single-family homes in Bakersfield\u00a0increased by 9.2% and demand rose by 13.1% in March. The median price of a home reached $406,250 \u2014 up about 6.2% from March 2025.<\/p>\n

This comes as\u00a0Bakerfield\u2019s unemployment rate rose to 9.5% in Feburary, up 0.2% from this time last year and as of March, Kern County ranked 49th\u00a0out of California\u2019s 58 counties in unemployment.<\/p>\n
