Belvedere Island is a speck in the San Francisco Bay Area but holds, quite literally, some of the \u201crichest\u201d heritage when it comes to the region\u2019s extreme wealth.<\/p>\n
In the 1890s, wealthy San Franciscans quickly fell in love with the exclusivity of living on a parcel of land that\u2019s just over a half mile in size with a Mediterranean-style climate and striking views of Richardson Bay and (eventually) the Golden Gate Bridge.\u00a0<\/p>\n
MORE: San Francisco House That Gap Built Hits the Market for $17.25 Million<\/a><\/p>\n Houseboats on Belvedere Lagoon became another popular choice for affluent families looking for a summer vacation home, and more residences shifted from \u201csecond\u201d to \u201cprimary\u201d following a devastating 1906 earthquake that leveled much of San Francisco.\u00a0<\/p>\n Belvedere\u2019s reputation endured through the 20th century and today it has one of the highest concentrations of wealth in the U.S. with a median household income of over $200,000 and an average home price nearing $3 million, according to U.S. News & World Report. While physically attached to the neighboring city of Tiburon, Belvedere is its own municipality with a city government overseeing a locale of fewer than 2,400 residents.\u00a0<\/p>\n Robin Williams, Tony Bennett and, more recently, former Apple designer Jony Ive are just a few of the notable names who have lived or currently reside on Belvedere. Although the area\u2019s market has ebbed and flowed with the global economy, homes are typically in-demand with finite supply and a unique interest of living among regional and global titans.\u00a0<\/p>\n Prices<\/p>\n Realtor.com data shows general sales consistency from the most recent available numbers running November 2024 through November 2025. The median sales price of that span was $6.92 million with only a handful of sales given the extremely limited availability. That is likely only part of the picture, however, as a portion of Belvedere sales are typically off-market.<\/p>\n Golden Gate Sotheby\u2019s agent Kara Warrin expects to break Belvedere\u2019s per-square-foot price record with a soon-closing sale of a three-bedroom, 3.5-bath residence in an enclave known as \u201cBillionaires Point\u201d due to the wealth of those who live nearby. She expects the 2,935-square-foot home with unobstructed views of the Golden Gate Bridge to sell for $5,200 a foot, which would set a closing price of $15.262 million. The property was built in 1967, underwent a full renovation in 2005, then another comprehensive update in 2015.\u00a0<\/p>\n \u201cI don\u2019t think there\u2019s a ceiling on prices, as our pricing is driven by emotion,\u201d Wallin said.\u00a0<\/p>\n Compass Marin County luxury property specialist Bill Smith hopes to set an overall sales record on Belvedere with a three-level, midcentury mansion listed for $50 million<\/a>. The property, which hasn\u2019t been on the market in 48 years, underwent a significant renovation 10 years ago and Smith hopes that the turnkey estate will entice a buyer who is tired of the busyness and crowds of Atherton and Hillsborough to the south.<\/p>\n \u201cI\u2019m trying to find that person who wants ultimate privacy and a big home,\u201d he said.<\/p>\n
