{"id":342969,"date":"2026-06-02T14:02:30","date_gmt":"2026-06-02T14:02:30","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/342969\/"},"modified":"2026-06-02T14:02:30","modified_gmt":"2026-06-02T14:02:30","slug":"cutting-edge-green-tech-firm-is-big-plus-in-san-jose-real-estate-deal-3","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/342969\/","title":{"rendered":"Cutting-edge green tech firm is big plus in San Jose real estate deal"},"content":{"rendered":"<p>SAN JOSE \u2014 A green-tech company with a cutting-edge approach to the batteries of the future was a big factor behind a real estate entrepreneur\u2019s decision to buy a San Jose office building where the energy firm operates.<\/p>\n<p>A group headed up by South Bay real estate executive Shri Chawla paid $13.5 million to buy a building at <a href=\"https:\/\/www.mercurynews.com\/2024\/03\/20\/san-jose-office-real-estate-build-buy-sell-loan-default-economy-tech\/\" target=\"_blank\" rel=\"noopener nofollow\">110 Baytech Parkway<\/a> in North San Jose, documents filed on June 1 with the Santa Clara County Recorder\u2019s Office show.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"Shri Chawla, principal executive of Chawla Ventures, a Palo Alto-based real estate firm.(Chawla Ventures)\" width=\"1120\" data- src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/06\/1780408949_365_SJM-L-SJNTECHDEAL-01.jpg\" \/>Shri Chawla, principal executive of Chawla Ventures, a Palo Alto-based real estate firm.\u00a0(Chawla Ventures)<\/p>\n<p>\u201cI really believe in the building\u2019s tenant, Lyten,\u201d Chawla said in an interview with this news organization. \u201cI think Lyten will be doing great things.\u201d<\/p>\n<p>Lyten occupies two sites in that section of San Jose. One is the just-bought 110 Baytech building and the other is at 145 Baytech Parkway.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"Lyten batteries and devices.(Lyten)\" width=\"1491\" data- src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/06\/1780408950_581_SJM-L-NSJLYTEN-x-01.jpg\" \/>Lyten batteries and devices.\u00a0(Lyten)<\/p>\n<p>\u201cThis company has an amazing approach to the battery industry,\u201d Chawla said. Chawla is an electrical engineer by training and a former semiconductor industry executive.<\/p>\n<p>San Jose-based <a href=\"https:\/\/www.mercurynews.com\/2023\/06\/14\/lyten-san-jose-battery-economy-tech-jobs-real-estate-green-car-energy\/\" target=\"_blank\" rel=\"noopener nofollow\">Lyten believes its batteries can provide a lightweight, low-cost, green and energy-efficient choice<\/a> for an array of industries, including electric vehicles, electric aircraft and mobile devices.<\/p>\n<p>In 2023, the company launched a pilot production line for lithium-sulfur batteries in San Jose. Lyten believes its work in lithium-sulfur batteries could result in less expensive electric and mobile products.<\/p>\n<p>The seller in the deal was an affiliate of Money360, which in 2024 foreclosed on a $16.3 million loan that it had provided for the office building. The lender\u2019s foreclosure proceeding valued the building at $14.4 million.<\/p>\n<p>These metrics suggest the Chawla Ventures group bought the building at an attractive price that was 6 percent below the foreclosure value.<\/p>\n<p>SVN | Capital West Partners managing director Robin Santiago, a commercial real estate executive, arranged the deal. The <a href=\"https:\/\/www.instagram.com\/p\/DY8R2Q8FjNG\/\" target=\"_blank\" rel=\"noopener nofollow\">research and office building<\/a> totals about 58,000 square feet.<\/p>\n<p>Chawla said the property he now owns is more than a structure where a tenant can operate. He also wants to be a landlord who does more than simply collect rental payments every month.<\/p>\n<p>\u201cI see real estate not only as buildings but as platforms where innovation companies can grow,\u201d Chawla said.<\/p>\n<p>Chawla added that he wants to play a role in Silicon Valley\u2019s emerging industries.
