BAKERSFIELD, Calif. (KGET) \u2014 Real estate experts have reported that a single-family home in Bakersfield saw a 2.2% rise in demand in May.<\/p>\n

The report comes as the median price of homes in the city rose to $410,000, about 0.4% down from May 2025.<\/p>\n

“With demand rising and interest rates rising slightly, the market remains stable,” the report stated.<\/p>\n

Zooming out, the state of California’s average unit price per square foot increase by 1% in May. The state’s mean price per square foot is about $447, while Bakersfield’s is about $241, marking a 46% difference in price.<\/p>\n

California’s median home price is about $930,200 \u2014 which is 126% higher than Bakersfield’s, marking a significant increase from the prior month.<\/p>\n

The report stated that new housing listings increased in May as well.<\/p>\n

The annualized appreciation rate dipped to 0.41%, a decrease from 0.8% in April.<\/p>\n

“Overall, the data reflect a market characterized by flat-to-modestly increasing prices, reduced new listing activity, faster sales absorption, and a significant slowdown in annualized appreciation compared to the prior year, consistent with a market in transition toward more balanced conditions,” the report stated.<\/p>\n
