There are a lot of major projects<\/a> underway across Southern California right now. New housing<\/a>, retail, and mixed-use developments<\/a> keep breaking ground<\/a> throughout the region. Recently, one more was added to that list, and it\u2019s already looking like one of the more promising ones.<\/p>\n

From mall to neighborhood<\/p>\n

Construction has officially begun on Bolsa Pacific<\/a>, an 83-acre mixed-use development replacing the former Westminster Mall. The project comes from Shopoff Realty Investments, an Irvine-based developer that completed its full acquisition of the mall site in February 2026.<\/p>\n

The $2.5 billion<\/a> project broke ground on April with a symbolic demolition of the mall\u2019s original signage. City officials expect the redevelopment to eventually bring 8,000 to 10,000 new residents into the area, helping the city meet growing state housing requirements.<\/p>\n

What\u2019s planned for Bolsa Pacific<\/p>\n

\ud83c\udfd8\ufe0f 2,250 residential units, including around 860 for-sale homes, 1,200 market-rate apartments, and 225 affordable units<\/p>\n

Most of the new housing will take the form of townhomes, spread across five separate multifamily buildings. \u00a0Residents will enjoy easy access to shopping, casual dining, and community spaces, all centered around a 2-acre urban park<\/p>\n

What\u2019s next<\/p>\n

Bolsa Pacific is currently undergoing permitting and environmental assessment by the City of Westminster. Demolition of the mall is currently underway, and full construction is expected to begin in late 2026, with the project unfolding in three phases.<\/p>\n

Bolsa Pacific sits directly off the 405 Freeway, about 10 minutes from the Los Angeles County border, putting it within easy reach of both L.A. and Orange County.
