Young, well-to-do families ready to exit hustle and bustle often choose Marin for its spacious homes, highly-regarded public schools, and proximity to the city.<\/p>\n<p>Lately, Marin has seen a surge of people from the city searching for a home, but it\u2019s hardly motivated by a chosen life transition. Instead, they have been essentially shoved north,<a href=\"https:\/\/therealdeal.com\/san-francisco\/2026\/07\/15\/sf-buyers-flood-into-marin-as-bidding-wars-push-them-out\/\" rel=\"nofollow noopener\" target=\"_blank\"> arriving chewed up and spit out by San Francisco\u2019s housing market.<\/a><\/p>\n<p>\u201cThe consensus among those clients is, \u2018Yes, we can\u2019t find anything and we\u2019re frustrated,\u2019 but also, like, \u2018have people lost their minds?\u2019\u201d said Alexander Narodny, a real estate agent who has worked in Marin since 2012. \u201cIt\u2019s just too bananas to consider a single-family home in San Francisco right now.\u201d<\/p>\n<p>As I reported in a story from earlier this week, the spillover effect from San Francisco\u2019s highly competitive housing market \u2014 where the number of homes sold for at least $1 million over asking price has shot up 1,700 percent this year \u2014 is finally starting to take shape, and Marin County is the first beneficiary. Home to lush hamlets such as Mill Valley, Tiburon and Belvedere, Marin County was the only Bay Area housing market as of July to see a double-digit median price jump over last year.<\/p>\n<p>For Marin, this is new territory, despite the many up cycles the Bay Area has endured this millennia. In earlier tech booms, Silicon Valley held the center of gravity with companies such as Meta, Google and Apple. Marin, with its lack of a public rail system, was a bridge too far for many homebuyers. This time around, San Francisco is the node of the artificial intelligence boom, and Marin stands to feel the effect.<\/p>\n<p>\u201cIt usually takes about six months after the booms in San Francisco for the peripherals to really feel it,\u201d said David Cohen, founder of City Real Estate, a San Francisco brokerage that recently expanded to Marin County. \u201cPeople are about to start flocking to these peripheral markets, especially Marin.\u201d<\/p>\n<p>What does Ian Jacobs want?<\/p>\n<p>A week before the deal to redevelop the San Francisco Centre Mall fell apart, the city\u2019s downtown retail sector welcomed a major gust in its sails.<\/p>\n<p>A buyer listed as Delaware corporation Silver Gate Property II LLC purchased the four-story retail and office building at 180 Post Street for $48.5 million \u2014 a deal that works out to $1,200 per square foot, one of the more expensive recent retail plays in the Union Square shopping district. The property is anchored by a long-term lease with Bulgari, the Italian luxury jeweler owned by LVMH.<\/p>\n<p>According to a source close to the property,<a href=\"https:\/\/therealdeal.com\/san-francisco\/2026\/07\/14\/ian-jacobs-buys-union-square-building-for-49-million-2\/\" rel=\"nofollow noopener\" target=\"_blank\"> the mystery buyer is Ian Jacobs,<\/a> the scion of Toronto\u2019s Reichmann real estate dynasty and a former Warren Buffett protege. Through different affiliates, Jacobs has been assembling a growing presence in Union Square since 2025, reportedly as part of his $75 million plan \u2014 called Project Uris \u2014 to acquire 3 million square feet of San Francisco commercial buildings off the floor.<\/p>\n<p>In April 2025, he acquired 200 Powell Street for $7.4 million \u2014 quickly followed by the purchase of the 21,400-square-foot commercial space at 111 Ellis Street for $7.8 million and another two-story building overlooking the cable car turnaround at 35-41 Powell for $7.5 million. Then, in May earlier this year, an affiliate of his firm bought the two-story, roughly 4,000-square-foot building at 118-124 Maiden Lane.<\/p>\n<p>Transamerica\u2019s new owners make their first splash<\/p>\n<p>Since<a href=\"https:\/\/therealdeal.com\/san-francisco\/2026\/03\/03\/transamerica-pyramid-sells-for-700-million\/\" rel=\"nofollow noopener\" target=\"_blank\"> its purchase of San Francisco\u2019s most high-profile tower in March<\/a>, Cyprus-based<a href=\"https:\/\/therealdeal.com\/national\/2026\/02\/27\/the-office-king-of-romania-lands-in-san-francisco\/\" rel=\"nofollow noopener\" target=\"_blank\"> investment firm Yoda PLC<\/a> has stayed relatively quiet on its plans for the Transamerica Pyramid and the surrounding properties.<\/p>\n<p>Then, earlier this week, <a href=\"https:\/\/therealdeal.com\/san-francisco\/2026\/07\/17\/san-franciscos-transamerica-center-inks-new-leases-2\/\" rel=\"nofollow noopener\" target=\"_blank\">the firm announced it inked seven new office leases totaling 113,000 square feet<\/a>. Details on the new tenants, and how much they\u2019re paying, remain a mystery, but Yoda and its leasing agent JLL described them as a collection of legal, finance and tech companies.<\/p>\n<p>In the announcement, Yoda PLC said it was planning major renovations to Two Transamerica \u2014 an adjacent 20-story building at 505 Sansome Street\u2014 including full-floor amenity centers, a golf simulator, a fitness facility and \u201cadditional wellness concepts to enhance the workplace experiences.\u201d Yoda expects 10 move-in ready full floors to be complete by the fourth quarter of this year.
