{"id":405237,"date":"2026-07-20T13:35:08","date_gmt":"2026-07-20T13:35:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/405237\/"},"modified":"2026-07-20T13:35:08","modified_gmt":"2026-07-20T13:35:08","slug":"mixed-use-building-rises-at-450-the-promenade-n-in-downtown-long-beach","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/405237\/","title":{"rendered":"Mixed-use building rises at 450 The Promenade N. in Downtown Long Beach"},"content":{"rendered":"<p>Six months after commencing work in Downtown <a href=\"https:\/\/la.urbanize.city\/neighborhood\/long-beach\" rel=\"nofollow noopener\" target=\"_blank\">Long Beach<\/a>, concrete pillars now rise for the<a href=\"https:\/\/la.urbanize.city\/post\/jpi-nabs-150m-construction-loan-272-apartments-downtown-long-beach\" rel=\"nofollow noopener\" target=\"_blank\"> Portico<\/a> development from <a href=\"https:\/\/la.urbanize.city\/tags\/jpi\" rel=\"nofollow noopener\" target=\"_blank\">JPI<\/a>.<\/p>\n<p>The project, a joint venture with Tokyo Tatemono US Ltd. and BMO Bank, will be located at 450 The Promenade North, and is the first component of the City Place mall redevelopment. The new complex will include 272 studio, one-, two-, and three-bedroom apartments above nearly 19,000 square feet of ground-floor commercial space when completed.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-01\/portico%20jpi%20long%20beach.jpg?itok=hYGUA__R\" rel=\"article-image-set nofollow noopener\" title=\"JPI\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/07\/portico jpi long beach.jpg\" width=\"950\"\/><\/a><br \/>\nRendering of PorticoJPI<\/p>\n<p>Per conditions of approval imposed by the City of Long Beach, 16 of the apartments as deed-restricted affordable housing.<\/p>\n<p>AC Martin is designing the contemporary podium-type apartment complex, which is slated to include amenities such as a rooftop deck, a sports simulator, and a pool deck.<\/p>\n<p>Completion of the apartment complex is expected in mid-2028.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-07\/Portico%20Long%20Beach%20by%20Hunter%20Kerhart%2006.jpg?itok=ufFf9aq-\" rel=\"article-image-set nofollow noopener\" title=\"Hunter Kerhart Architectural Photography\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/07\/Portico Long Beach by Hunter Kerhart 06.jpg\" width=\"950\"\/><\/a><br \/>\nAerial view looking southHunter Kerhart Architectural Photography<\/p>\n<p>The surrounding mall complex was entitled for redevelopment by Turnbridge Equities, <a href=\"https:\/\/la.urbanize.city\/tags\/waterford-property-company\" target=\"_blank\" rel=\"nofollow noopener\">Waterford Property Company<\/a>, and Monument Square Investment Group. After accounting for Portico, the remainder of the property is approved for an additional 628 residential units in a series of eight-story structures.<\/p>\n<p>Other developments from JPI now taking shape in Southern California include housing developments next to Metro stops in <a href=\"https:\/\/la.urbanize.city\/post\/metro-adjacent-apartments-rising-205-w-duarte-road-monrovia\" rel=\"nofollow noopener\" target=\"_blank\">Monrovia<\/a>, <a href=\"https:\/\/la.urbanize.city\/post\/mixed-use-development-underway-939-w-manchester-boulevard-inglewood\" rel=\"nofollow noopener\" target=\"_blank\">Inglewood<\/a>, as well as in <a href=\"https:\/\/la.urbanize.city\/post\/525-apartments-underway-22107-s-vermont-ave-west-carson\" rel=\"nofollow noopener\" target=\"_blank\">unincorporated West Carson<\/a>.
