Nicola Miner, heiress and daughter of Oracle co-founder Robert Miner, and her husband, writer and filmmaker Robert Mailer Anderson, have put their ravishing Pacific Heights estate on the market for $65 million, offering a rare, multi-structure compound stretching between Broadway Street and Pacific Avenue.<\/p>\n

The property at 2835 Broadway<\/a> spans two legal parcels totaling about 0.39 acres \u2014 an unusually large footprint for San Francisco \u2014 and includes a main residence and a separate guest house, along with gardens, a courtyard and a sports court.<\/p>\n

Listing agent Ronda Priestner of Compass called it a once-in-a-generation offering in one of the city\u2019s most coveted neighborhoods.<\/p>\n

\u201cWhat makes this estate exceptional is its scale, privacy, and flexibility,\u201d Priestner said in an email. \u201cIt offers substantial land and views \u2014 qualities that are exceptionally rare in San Francisco luxury real estate.\u201d<\/p>\n

The compound\u2019s headline feature is its setting. The estate holds north-facing views of the San Francisco Bay and landmarks, paired with south-facing gardens designed to create a secluded, indoor-outdoor retreat.<\/p>\n

\u201cThe design and views are iconic,\u201d Priestner said. \u201cIt is rare to find a property that offers the privacy, gardens, and sense of retreat typically associated with a country estate while being located in the heart of San Francisco.\u201d<\/p>\n

For Miner, the location has been part of the draw.<\/p>\n

\u201cOne of the things I love about living here is the proximity to the Presidio,\u201d she said in a statement. \u201cBeing so close is a true luxury.\u201d<\/p>\n

The main residence measures 11,156 square feet, with four bedrooms and five full bathrooms plus a half bath, according to the listing. The guest house adds 4,823 square feet, with four bedrooms, four full bathrooms and a half bath, plus office space and flexible-use rooms.<\/p>\n

The architecture is modern, designed by Mark LaRoche, and built with limestone and wood. A curved profile wraps around a private courtyard, and the lower level of the main residence has concrete flooring. Custom mahogany window frames were crafted in Italy.<\/p>\n

\u201cThis home is a piece of art,\u201d she said. \u201cThere is a sense of calm and beauty throughout that immediately draws you in.\u201d<\/p>\n

Outside, the landscaped grounds are designed for both beauty and function, highlighted by an English-style garden, habitat-focused plantings meant to support birds and pollinators and a productive vegetable garden. The courtyard includes mature citrus trees \u2014 lemons and limes \u2014 reinforcing the sense of a private enclave.<\/p>\n

The compound comes with a multipurpose sports court, described as versatile enough for athletics and children\u2019s activities, but also adaptable for other uses. The space could serve as a private office, studio, wellness space or even additional living area \u2014 an attractive option in a city where extra land, let alone flexible structures, is scarce.<\/p>\n

Inside, the estate includes a media room, library, multiple office areas and flexible-use spaces, according to the listing. There\u2019s also a private writing space described as Anderson\u2019s \u201csecret bunker,\u201d tucked away as a retreat for work.<\/p>\n

The site has its own San Francisco backstory. It was once home to Grant Elementary School, which closed in the 1970s and was later demolished, according to listing materials. By the time Miner and Anderson bought the property, the lot was vacant and enclosed by a chain-link fence, with only the original front staircase remaining.<\/p>\n

The couple purchased the property in 1999 for $5 million, then spent several years on design and construction. The estate was completed in 2002, with total investment \u2014 land and construction \u2014 estimated at about $25 million, according to Compass.<\/p>\n

Now, they\u2019re selling at a time when trophy properties remain rare even in a luxury-heavy neighborhood like Pacific Heights. Priestner said the $65 million asking price reflects the estate\u2019s double-lot scale, its modern construction and its amenities, and she pointed to high-end sales in the immediate area as reference points.<\/p>\n

The city\u2019s single-family-home sale record is roughly $71 million, Priestner said, for a home across the street on Broadway. She also cited a nearby Pacific Heights sale of $56 million, at about $5,895 per square foot.<\/p>\n

Over the years, the estate has also functioned as an event venue for private gatherings and philanthropy. Priestner said it has hosted charitable fundraisers, private dinners and musical performances, including a dinner attended by former President Barack Obama, along with performances by artists ranging from Al Green and Elvis Costello to other musicians and notable guests.<\/p>\n

With their children grown, Miner said, the couple is ready to pass the property to someone who can use it fully.<\/p>\n
