The guest house adds 4,823 square feet, with four bedrooms, four full bathrooms and a half bath, plus office space and flexible-use rooms.<\/p>\n<p>The architecture is modern, designed by Mark LaRoche, and built with limestone and wood. A curved profile wraps around a private courtyard, and the lower level of the main residence has concrete flooring. The courtyard includes mature citrus trees \u2014 lemons and limes \u2014 reinforcing the sense of a private enclave.<\/p>\n<p>The compound comes with a multipurpose sports court, described as versatile enough for athletics and children\u2019s activities, but also adaptable for other uses. The space could serve as a private office, studio, wellness space or even additional living area \u2014 an attractive option in a city where extra land, let alone flexible structures, is scarce.<\/p>\n<p>Inside, the estate includes a media room, library, multiple office areas and flexible-use spaces, according to the listing. It was once home to Grant Elementary School, which closed in the 1970s and was later demolished, according to listing materials. By the time Miner and Anderson bought the property, the lot was vacant and enclosed by a chain-link fence, with only the original front staircase remaining.<\/p>\n<p>The couple purchased the property in 1999 for $5 million, then spent several years on design and construction. The estate was completed in 2002, with total investment \u2014 land and construction \u2014 estimated at about $25 million, according to Compass.<\/p>\n<p>Now, they\u2019re selling at a time when trophy properties remain rare even in a luxury-heavy neighborhood like Pacific Heights. Priestner said the $65 million asking price reflects the estate\u2019s double-lot scale, its modern construction and its amenities, and she pointed to high-end sales in the immediate area as reference points.<\/p>\n<p>The city\u2019s single-family-home sale record is roughly $71 million, Priestner said, for a home across the street on Broadway. She also cited a nearby Pacific Heights sale of $56 million, at about $5,895 per square foot.<\/p>\n<p>Over the years, the estate has also functioned as an event venue for private gatherings and philanthropy.
