Marcus & Millichap (NYSE: MMI)<\/a>, a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of 2856 West Lincoln Ave.<\/a>, a 46-unit multifamily property in Anaheim, California. The property sold for $12.3 million or $267,935 per unit.<\/p>\n

\u201cVilla Samoa<\/a> represented a compelling value-add opportunity given its more than 30 years of ownership by the same owner and significant rental upside,\u201d said Tyler Leeson, executive managing director investments. \u201cThe property\u2019s below-market rents, large site and 100 percent single-story construction attracted strong interest from qualified investors. Through a targeted marketing process, we created competition among buyers and ultimately secured a noncontingent offer that provided the seller with a high level of certainty throughout the transaction.\u201d<\/p>\n

Leeson and Matthew Kipp, senior managing director investments, in Marcus & Millichap\u2019s Orange County office, had the exclusive listing to market the property on behalf of the seller, an LLC, and procured the buyer, a personal trust.<\/p>\n

Built in 1964, Villa Samoa is a 46-unit multifamily community situated on a 3.18-acre parcel in West Anaheim. The property consists of 12 single-story residential buildings totaling 45,253 rentable square feet. The unit mix includes six one-bedroom, one-bath, 36 two-bedroom, one-and-a-half-bath and four three-bedroom, two-bath units. Each residence features a private patio, and community amenities include ample garage and surface parking. The property offers convenient access to major transportation corridors, employment centers and retail amenities throughout Orange County. The buyer plans to renovate the property to enhance the resident experience and is exploring the potential to add accessory dwelling units.<\/p>\n
