Crenshaw Blvd."},"content":{"rendered":"<p><a href=\"https:\/\/la.urbanize.city\/tags\/4421-4437-s-crenshaw-boulevard\" rel=\"nofollow noopener\" target=\"_blank\">A proposed multifamily residential development near the K Line&#8217;s Leimert Park Station\u00a0<\/a>could open as workforce housing catering exclusively to Metro employees.<\/p>\n<p>The proposal from developers Treehouse and The Apex Collaborative, called The Nathaniel, would rise from a site at <a href=\"https:\/\/la.urbanize.city\/tags\/4421-4437-s-crenshaw-boulevard\" rel=\"nofollow noopener\" target=\"_blank\">4421-4437 S Crenshaw Boulevard<\/a>. Metro&#8217;s board of directors has voted to enter into a loan agreement which calls the agency to provide a $25-million construction loan for the project, which calls for the construction of a 97-unit apartment complex featuring a mix of studio, one-, and two-bedroom units.<\/p>\n<p>All units are intended to cater to Metro employees earning up to<a href=\"https:\/\/la.urbanize.city\/post\/here-are-californias-affordable-housing-income-limits-2026\" rel=\"nofollow noopener\" target=\"_blank\"> 80 percent of the area median income level<\/a>. The project is located close to Leimert Park Station, as well as other Metro facilities which employ more than 1,100 people.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2021-09\/4421%20s%20crenshaw%20boulevard.JPG?itok=4WjL7e_6\" rel=\"article-image-set nofollow noopener\" title=\"Google Street View\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/07\/4421 s crenshaw boulevard.JPG\" width=\"950\"\/><\/a><br \/>\n4421-4437 S Crenshaw BoulevardGoogle Street View<\/p>\n<p>Under the agreement, Metro would be repaid over a period of 55 years, and would also have the right to step in and assume property management should the developers default. Metro is also seeking a first right of refusal to purchase the building, should it become available through a sale, default, or foreclosure.<\/p>\n<p>Construction is currently expected to begin in Summer or Fall of 2027 and completed within two-and-a-half years.<\/p>\n<p>The current project is being revised from original plans for a larger 101-unit complex with commercial uses on the ground-floor, per a staff report. The deal came about as a result of an unsolicited proposal submitted to Metro by the development team.<\/p>\n<p>The project site is located a short walk north of<a href=\"https:\/\/la.urbanize.city\/project\/crenshaw-lofts\" rel=\"nofollow noopener\" target=\"_blank\"> a recently-completed mixed-use project from SoLa Impact at 4607 S.
