An estimated 61 jobs are expected to be impacted.

Silver Creek is closing despite being the only organic grocery serving an affluent area of the city. The median household income of residents within 1 mile of the center is about $230,900 — roughly 58% higher than the median household income of $146,400 in San Jose as of 2024 — according to commercial real estate firm The Econic Co.

“I’m angry and I’m sad,” said Starr Tiano, a San Jose resident who lives across the street from the retail hub. “I shop here every day. This is the third grocery store coming in here. The people in the neighborhood really made a huge effort to shop here all the time.”

Indeed, David Taxin, a partner with commercial real estate firm Meacham Oppenheimer, said grocery stores have struggled to stay in business at the shopping center.

“No grocery store has been able to make it at that location,” Taxin said. “Cosentino’s used to operate there, and then New Seasons Market had a store there. Maybe that’s not the right location for a supermarket. There are just not enough people to really make a run there for a grocery store.”

Laura Ramsey, director of human resources with New Leaf Community Markets, wrote in the WARN notice to the EDD that the closure is expected to be permanent.

The company’s lease of the 25,000-square-foot space at 5667 Silver Creek Valley Road is scheduled to expire in October, according to The Econic Co.

The store is the anchor retailer of Canyon Creek Plaza, which totals 64,700 square feet. Creek Eatery, Con Azucar Cafe, Mexico Lindo, Orange Theory Fitness, Intero Residential, Ging Ga Sushi and Comerica Bank are among the other tenants.

“I’m sorry to hear they are closing,” said Eva Mei, a San Jose resident who lives nearby, and was shopping at the market for the first time. “I like the store. It’s very nice.”

San Diego-based Retail Opportunity Investments paid $27.9 million for Canyon Creek Plaza in 2021. Blackstone Real Estate Partners X, a fund controlled by investment firm Blackstone, paid $4 billion for Retail Opportunity Investments in 2025. The deal included all of the firm’s properties.

It’s possible some of the Silver Creek Community Market workers who are losing their jobs may be able to find work elsewhere with New Leaf, the grocery chain suggested in its WARN notice.

“Their separation from employment will be permanent unless they receive and accept an offer of transfer to an open position for which they are qualified for at another New Leaf grocery store,” New Leaf Community Markets stated in the filing.

New Leaf Community Markets did not immediately respond when asked for a comment about the shutdown.

The closure contrasts with two successful launches of new Asian grocery hubs Sakura Market and T&T Supermarkets in San Jose, which both opened this summer to enthusiastic crowds.

A shopper is visible inside Silver Creek Community Market at 5667 Silver Creek Valley Road in southeast San…

[29
184,387,7,8,3010,383,421,1286,1533,181,100,182,388,412,1969,5347,22494,88,90,89,5406,198,54397,94685,200,201,420
post-414750","post","type-post","status-publish","format-standard","has-post-thumbnail","category-san-jose","tag-bay-area","tag-business","tag-california","tag-california-news","tag-commercial-real-estate","tag-economy","tag-food-and-drink","tag-jobs","tag-keywee","tag-latest-headlines","tag-news","tag-pm-report","tag-real-estate","tag-restaurants","tag-retail","tag-retail-development","tag-retail-jobs","tag-san-jose","tag-san-jose-headlines","tag-san-jose-news","tag-san-jose-real-estate","tag-santa-clara-county","tag-silver-creek","tag-social-alert","tag-south-bay","tag-south-san-jose","tag-things-to-do
["GET
