Jefferson Blvd."},"content":{"rendered":"<p>A mixed-use affordable housing development is slated to replace a surface parking lot in <a href=\"https:\/\/la.urbanize.city\/neighborhood\/jefferson-park\" rel=\"nofollow noopener\" target=\"_blank\">Jefferson Park<\/a>, according to<a href=\"https:\/\/planning.lacity.gov\/pdiscaseinfo\/Search\/casenumber\/DIR-2026-4028-CCMP\" rel=\"nofollow noopener\" target=\"_blank\"> an application filed earlier this month with the Los Angeles Department of City Planning.<\/a><\/p>\n<p>The proposed development Mark Judaken of <a href=\"https:\/\/la.urbanize.city\/tags\/kalnel-gardens-llc\" rel=\"nofollow noopener\" target=\"_blank\">Kalnel Gardens, LLC<\/a>, slated for a mid-block site at 2306 W. Jefferson Boulevard, calls for the construction of a new six-story building featuring 35 studio and one-bedroom apartments above 1,480 square feet of ground-floor commercial space.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-08\/2306%20w%20jefferson%20boulevard%20street%20view.jpg?itok=Dxy2b0WG\" rel=\"article-image-set nofollow noopener\" title=\"Google Street View\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/08\/2306 w jefferson boulevard street view.jpg\" width=\"950\"\/><\/a><br \/>\n2306 W. Jefferson BoulevardGoogle Street View<\/p>\n<p>Save for a single manager&#8217;s unit, the apartments would be restricted to rent by <a href=\"https:\/\/la.urbanize.city\/post\/here-are-californias-affordable-housing-income-limits-2026\" rel=\"nofollow noopener\" target=\"_blank\">low- and moderate-income<\/a> renters.<\/p>\n<p><a href=\"https:\/\/pro.urbanize.city\/los_angeles\/companies\/78732ff1\/mika-design-group\" rel=\"nofollow noopener\" target=\"_blank\">Mika Design Group<\/a> is designing the project, according to plans included with the filing.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-08\/2306%20w%20jefferson%20boulevard%20elevations.jpg?itok=5Hgpr6Zg\" rel=\"article-image-set nofollow noopener\" title=\"Mika Design Group\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ca\/wp-content\/uploads\/2026\/08\/2306 w jefferson boulevard elevations.jpg\" width=\"950\"\/><\/a><br \/>\n2306 W. Jefferson BoulevardMika Design Group<\/p>\n<p>&#8220;The ground floor and second floor of the Jefferson Boulevard facade are clad in brick veneer, establishing a durable masonry base consistent with the historic commercial character of the corridor,&#8221; read findings included with the application. &#8220;The third through sixth floors are finished in light sand colored stucco. The parapet and cornice are finished with dark grey metal and fiber reinforced concrete. Fiber reinforced concrete accent details are incorporated at select locations on the facade.&#8221;<\/p>\n<p>The same project team is attached to another proposed mixed-use affordable housing project<a href=\"https:\/\/la.urbanize.city\/post\/mixed-use-building-planned-2903-w-jefferson-boulevard\" rel=\"nofollow noopener\" target=\"_blank\"> a few blocks to the west at 2903 W.
