Bargain-hunting renters have long looked east, finding more space for less — with sunnier summers to boot — across the Bay Bridge. But the premium to live in a two-bedroom apartment in San Francisco versus Oakland is now more than 120%, according to Zumper.

The median rent for a two-bedroom in San Francisco topped $6,000 in July. It’s the first time that unit type has crossed that mark in the decade-plus Zumper has tracked the city’s data and represents a year-over-year increase of nearly 26%. The same unit type in Oakland costs $2,640 — a gap of $3,380.

Those are citywide figures that can vary dramatically by neighborhood, according to Zumper analyst Crystal Chen; median rents in popular Oakland locations along the waterfront, Oakland Avenue-Harrison Street corridor and in the Northgate-Waverly neighborhood are over $3,300.

But there is not a single neighborhood in Oakland with a median higher than San Francisco’s overall or even SF’s least expensive two-bedroom neighborhood, the Excelsior, where the median is almost $3,600. (There are other San Francisco neighborhoods that may be cheaper, like the Tenderloin, where the one-bedroom median is $2,460. But the smaller units that generally make up the apartment buildings there don’t provide enough two-bedroom listings to be included in the data set.) The Marina and Russian Hill are both over $7,000 a month and Mission Bay is the most expensive neighborhood in San Francisco for a two-bedroom, with a median of $7,550.

Published Aug. 6, 2026at4:39pm Bargain-hunting renters have long looked east, finding more space for less — with sunnier…

[30
15682,8520,388,101,103,102,104,106,105
post-426512","post","type-post","status-publish","format-standard","has-post-thumbnail","category-san-francisco","tag-apartment-rentals","tag-downtown-oakland","tag-real-estate","tag-san-francisco","tag-san-francisco-headlines","tag-san-francisco-news","tag-sf","tag-sf-headlines","tag-sf-news
["GET
