Fresno CA ranks among worst"},"content":{"rendered":"<p>Looking for a new place to live? Fresno ranks among the least favorable markets for homebuyers in 2026. That\u2019s according to a recent study by Best Interest Financial.<\/p>\n<p>The website, which is owned by real estate platform <a href=\"https:\/\/listwithclever.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Clever,<\/a> went in search of the real estate markets with the most buyer-friendly conditions in 2026.<\/p>\n<p>\u201cBuyers have more negotiating power today than they\u2019ve had in years, but their influence varies widely from one market to another,\u201d Best Interest Financial writer and strategist Jaime Dunaway-Seale wrote in a July 27 article.<\/p>\n<p>Researchers analyzed housing data across the 50 most populous metropolitan areas to determine where <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/bestinterest.com\/research\/is-it-a-buyers-or-a-sellers-market\/\">homebuyers have the most power<\/a> \u2014 and where they face the toughest conditions to close deals.<\/p>\n<p>While buyer-friendly conditions are emerging in parts of the United States, home sellers retain firm control in Fresno, according to the Best Interest Financial study.<\/p>\n<p>Where\u2019s what you should know:<\/p>\n<p>Why is Fresno one of the worst markets for homebuyers?<\/p>\n<p>Fresno ranked toward the bottom of Best Interest Financial\u2019s 2026 list of the 50 most favorable housing markets for buyers, landing at No. 42.<\/p>\n<p>\u201cOne thing that keeps Fresno slightly higher on the list is the average sale-price-to-list ratio, which is 98.86, meaning that homes tended to sell slightly under listing price,\u201d Clara Haverstic, a data analyst with Clever, told The Fresno Bee via email.<\/p>\n<p>\u201cWhile this figure is still higher than most cities in the study, the fact that it is less than 100% indicates slight favorability for the buyer,\u201d the analyst said.<\/p>\n<p>However, cuts in home prices remain rare and relatively modest.<\/p>\n<p>\u201cOnly 16.79% of active listings in Fresno had a price drop, and those price drops had an average size of only 3.39%,\u201d Haverstic added.<\/p>\n<p>Nationally, 20.2% of active listings feature price cuts of 4% on average, and homes sell at an average of 98.3% of the listing price, the study said.<\/p>\n<p>According to Best Interest Financial, homes in Fresno had a median listing price of $434,926, compared to a median sales price of $428,678.<\/p>\n<p>In comparison, homes nationwide had a median list price of $410,214, while the national median sale price was $398,771.<\/p>\n<p>Homes in Fresno spend a median of about 54 days on the market, compared with 49 days nationwide, the study said.<\/p>\n<p>That leaves \u201cbuyers little room to negotiate,\u201d Best Interest Financial said.<\/p>\n<p>Local real estate professionals echoed the study\u2019s findings.<\/p>\n<p>Ken Neufeld, a broker associate with <a target=\"_blank\" rel=\"Follow nofollow noopener\" href=\"https:\/\/www.londonproperties.com\/\">London Properties<\/a> in Fresno, said a lack of available property helps keep the Fresno real estate market tight.<\/p>\n<p>\u201cA year ago, buyers had more options and faced few competing offers, but persistently low inventory has forced more buyers to compete for the same limited pool of homes,\u201d Neufold told The Fresno Bee via phone.<\/p>\n<p>Where can homebuyers find the best deals?<\/p>\n<p>According to Best Interest Financial, homebuyers have more opportunities to find deal in the United States\u2019 largest cities.<\/p>\n<p>There, \u201celevated mortgage rates\u201d are \u201ccooling demand and slowing sales,\u201d the study said.<\/p>\n<p>Researchers found that typical homes sell below list price in 41 of the top 50 U.S. metro areas.<\/p>\n<p>\u201cBuyers don\u2019t have a lot of leverage in San Francisco, which is still firmly a seller\u2019s market,\u201d Best Interest Financial said, noting that only 10.2% of active listings get discounted.<\/p>\n<p>When listing prices in the Bay Area city drop, however, they do so by a \u201clarge margin\u201d \u2014 6.3% on average, the study found.<\/p>\n<p>Where are most favorable U.S. markets for homebuyers?<\/p>\n<p>In buyer-friendly markets, rising inventory causes homes to remain on the market longer, prompting sellers to lower asking prices and offer concessions to secure sales.<\/p>\n<p>\u201cEven then, buyers ready to negotiate are well positioned to find favorable terms, including additional price drops and gradually shifting toward buyers, several markets across the United States \u201cremain firmly in sellers\u2019 control,\u201d according to Best Interest Financial.<\/p>\n<p>\u201cHigh demand and low inventory in these markets mean sellers are rarely willing to negotiate,\u201d the study said.<\/p>\n<p>These metro areas had the least favorable conditions for homebuyers, researchers
