A burgeoning biotech company has moved its headquarters from California to Texas.

CG Oncology, a bladder cancer immunotherapy company, left Irvine to put down roots at a new office park in Dallas, where it has signed an eight-year lease.

Founded in 2010, the company has been rapidly growing. It reached a $7 billion valuation as it found recent success during clinical trials to eliminate bladder tumors using modified viruses. Bladder cancer is the sixth-most common cancer in the U.S, with more than 84,000 new cases in 2025, according to the National Cancer Institute.

The company’s Irvine lease was expiring at the end of August, according to a filing with the Securities and Exchange Commission. It’s unclear if the company will retain its office spaces in Emeryville and Branchburg, New Jersey, also listed in recent SEC filings. The Emeryville lease expires in August 2028.

CG Oncology did not respond to SFGATE’s request for comment as of publication. It’s unclear if it will retain any presence in Southern California.

Sarah Connors, vice president of communications and patient advocacy, told the Dallas Morning News that the move will allow the company better access to talent and new facilities, with advantages from being more centrally located in the country. “Dallas provides CG Oncology with a strategic home within one of the nation’s fastest-growing life sciences ecosystems,” Connors told the outlet. “Pegasus Park’s unique combination of research institutions, healthcare innovation, talent and connectivity supports our long-term vision while remaining consistent with our remote-first culture.”

The new 26-acre office campus in Dallas, dubbed Pegasus Park, has a big concentration of life sciences tenants.

Many formerly California-headquartered companies have relocated to Texas in recent years, from high-profile giants like Tesla to major tech companies and even the country’s largest self-storage business.
