{"id":452065,"date":"2026-09-03T09:40:19","date_gmt":"2026-09-03T09:40:19","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/452065\/"},"modified":"2026-09-03T09:40:19","modified_gmt":"2026-09-03T09:40:19","slug":"downtown-fresno-radisson-building-relisted-at-19-5-million","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/452065\/","title":{"rendered":"Downtown Fresno Radisson building relisted at $19.5 million"},"content":{"rendered":"<p>Downtown Fresno\u2019s old Radisson hotel building is up for sale again, this time with millions added to the price tag it carried <a href=\"https:\/\/www.fresnobee.com\/news\/local\/article313165741.html\" rel=\"Follow nofollow noopener\" target=\"_blank\">less than one year ago<\/a>.<\/p>\n<p><a href=\"https:\/\/www.loopnet.com\/Listing\/1055-Van-Ness-Ave-Fresno-CA\/41840498\/\" rel=\"Follow nofollow noopener\" target=\"_blank\">An Aug. 21 listing<\/a> on the commercial real estate site Loopnet shows the building\u2019s ownership group now wants $19.5 million for the nine-story, 197-room structure on Van Ness Avenue that<a href=\"https:\/\/www.fresnobee.com\/news\/local\/article270536302.html\" rel=\"Follow nofollow noopener\" target=\"_blank\"> shuttered in December 2022<\/a>.<\/p>\n<p>That\u2019s more than double the price that the group, previously reported to include Fresno real estate investor Sevak Khatchadourian, bought it for <a href=\"https:\/\/www.fresnobee.com\/news\/local\/article273736755.html\" rel=\"Follow nofollow noopener\" target=\"_blank\">in March 2023<\/a>. It\u2019s also 31% higher than the $14.9 million that the group wanted for the building when it was listed on Loopnet last fall.<\/p>\n<p>The sale attempts have been criticized over the past year by downtown City Councilmember Miguel Arias, who previously said the owners are treating the building \u201cas a potential flip, which is the exact opposite of what downtown Fresno needs.\u201d<\/p>\n<p>\u201cMy suspicion from months ago has been validated,\u201d Arias told The Bee on Tuesday.<\/p>\n<p>Khatchadourian and  Benjamin Dreicer, the broker trying to sell the building, did not return calls from The Bee requesting an interview about the new listing.<\/p>\n<p>The owners have mostly kept quiet about their plans for the building since buying it, when Khatchadourian told The Bee they had not yet decided whether they would reopen it as a hotel, office space or something else.<\/p>\n<p>Last year, he told The Bee he could not comment about plans for the building because of confidentiality agreements. CRAIG KOHLRUSS                                                                            ckohlruss@fresnobee.com                                                                                        \u2018Ready to execute\u2019 plan for downtown Fresno building<\/p>\n<p>The Radisson hotel building was built in 1960 and was previously a Hilton hotel and after that a Holiday Inn. It became a Radisson hotel in 2014 but closed in December 2022 because of fire code violations.<\/p>\n<p>Khatchadourian\u2019s group bought it the following March for an estimated $9.27 million. Similarly to last fall, the building is being advertised as a \u201cdual-path\u201d opportunity, meaning it could be redeveloped into an apartment project or reopened as a hotel.<\/p>\n<p>But this time, the online listing suggests a path toward opening the building is already in place. CRAIG KOHLRUSS                                                                            ckohlruss@fresnobee.com                                                                                        Will downtown Fresno building sell for $19.5M?<\/p>\n<p>The new sale attempt comes after a year of apparent development progress in downtown Fresno, where a 174-unit apartment project has <a href=\"https:\/\/www.fresnobee.com\/news\/local\/article316766236.html\" rel=\"Follow nofollow noopener\" target=\"_blank\">broken ground next to Chukchansi Park<\/a> after stalling for more than a decade. The city is also hoping Fresno development company Lance Kashian &amp; Company will break ground on its own slow-moving downtown apartment project just a few blocks from the Radisson structure.<\/p>\n<p>The hotel building\u2019s online listing suggests its owners would like to capitalize on the investment efforts in the area as they attempt to sell for $19.5 million.<\/p>\n<p>Arias said Tuesday that he still doesn\u2019t \u201csee a marketplace for that price point.\u201d<\/p>\n<p>\u201cUnless they\u2019re trying to advertise to foreigners who are required to buy in to get a visa,\u201d Arias added, referring to <a href=\"https:\/\/www.uscis.gov\/working-in-the-united-states\/options-for-alien-entrepreneurs-to-work-in-the-united-states\" rel=\"Follow nofollow noopener\" target=\"_blank\">federal programs<\/a> for investors from other countries.<\/p>\n<p>The councilman previously said he supported the building\u2019s current owners when they bought it in 2023 because he thought they would reopen it as a hotel themselves.
