Stan Kroenke<\/a>\u2019s move to buy a controlling stake<\/a> in the Los Angeles Angels<\/a> is already rippling through Anaheim<\/a>, where city leaders see a chance to revive long\u2011stalled conversations about redeveloping the land around Angel Stadium<\/a>.\u00a0<\/p>\n

With a team owner known for turning stadium districts into billion\u2011dollar mixed\u2011use engines, the acquisition signals that one of Orange County\u2019s most valuable development sites may finally be back in play.<\/p>\n

Angel Stadium is owned by the city of Anaheim<\/a>, but the previous owner of the team, Arte Moreno<\/a>, had been in talks to buy the stadium and approximately 150 acres around it.\u00a0<\/p>\n

A deal between the city and Moreno was in the works but went off the tracks in 2022 amid a scandal and federal investigation<\/a>. The then-mayor of Anaheim went to jail<\/a> on corruption charges connected to the failed deal.\u00a0<\/p>\n

Talks about a stadium and land sale never resumed between the city and team, but the sale to Kroenke has Anaheim Mayor Ashleigh Aitken feeling hopeful that the lines of communication could open again.\u00a0<\/p>\n

\u201cNot to put the cart ahead of the horse, but if the deal goes through, and if it\u2019s approved by Major League Baseball<\/a>, then I\u2019m very hopeful that he\u2019s going to want to work with the city to come up with a really innovative development plan that would benefit the residents,\u201d Aitken told The Athletic<\/a>.<\/p>\n

The area around Angel Stadium is in pricey Orange County. A mile away, another team owner has seen the promise of the area and is investing in redevelopment.\u00a0<\/p>\n

Anaheim Ducks<\/a> owners Henry and Susan Samueli are privately financing<\/a> a $5B redevelopment called OCVibe around the hockey arena that will bring residential, hotel, retail, office space and a concert venue to a site just over the freeway from Angel Stadium.\u00a0<\/p>\n

It is the kind of project Kroenke knows well. The veteran team owner has a track record, especially in Southern California, of putting developments on the land where his teams play.\u00a0<\/p>\n

The 300-acre Hollywood Park mixed-use project in Inglewood surrounding SoFi Stadium<\/a>, home to the Kroenke-owned Los Angeles Rams<\/a>, is still being built out but contains retail, offices, hotel and residential uses.\u00a0<\/p>\n

A similar mixed-use vision is sketched out for the 52-acre Rams Village<\/a> in Warner Center<\/a>, a $10B project that will house the team\u2019s future training facility and headquarters<\/a> as well as retail, office space, hotel, a performance venue and residential uses.\u00a0<\/p>\n

There are also plans in the works<\/a> for a master-planned development around Ball Arena in Denver, home of the NHL\u2019s Colorado Avalanche and the NBA\u2019s Denver Nuggets, both owned by Kroenke. Kroenke also owns a neighboring amusement park and is planning millions of square feet of development on 55 acres.<\/p>\n
