SAN JOSE \u2014 Construction is set to start next year on a four-story apartment complex that would include more than 100 affordable units near Tamien Station in San Jose, giving residents easier access to Caltrain and light rail lines.<\/p>\n

\u201cWe will be moving with a construction start by the second quarter of 2027,\u201d said Michael Van Every, president of San Jose-based Republic Urban Properties.<\/p>\n

The 132-unit residential project is part of an emerging residential transit village<\/a> developed by Republic Urban Properties and Core Cos. Of the 132 units, 131 will be set aside for tenants who earn 30% to 70% of the area median income, documents show.<\/p>\n

The Santa Clara County area median income<\/a> in mid-2026 was $143,850 for one person and $205,500 for a household of four people, according to the state Housing and Community Development Department.<\/p>\n

That suggests the income limits for this apartment complex would range from approximately $43,200 to $100,700 for one person and from roughly $61,650 to $143,850 for a household of four people.<\/p>\n

The complex will include indoor and outdoor amenity spaces such as a community room, fitness center, laundry room, bike room, synthetic turf area, BBQ islands, climbing elements for children and a courtyard, a state filing shows.<\/p>\n

The project\u2019s overall cost is expected to be around $98 million.<\/p>\n

A total of 555 to 569 homes are expected to be developed at Tamien Station<\/a>. Republic Urban Properties and San Jose-based Core Cos. have partnered on projects for 15 years, including multiple phases of the Tamien Station neighborhood, Van Every said.<\/p>\n

An additional apartment complex is in the works next to the train stop.<\/p>\n
