{"id":467593,"date":"2026-09-18T05:32:34","date_gmt":"2026-09-18T05:32:34","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/467593\/"},"modified":"2026-09-18T05:32:34","modified_gmt":"2026-09-18T05:32:34","slug":"developer-preps-launch-of-new-west-oakland-neighborhood-near-bart-stop-2","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/467593\/","title":{"rendered":"Developer preps launch of new West Oakland neighborhood near BART stop"},"content":{"rendered":"<p>OAKLAND \u2014 Work has begun on the first phase of a new West Oakland neighborhood where hundreds of affordable homes will replace more than 200 parking spaces near a BART station.<\/p>\n<p>At 1470 Fifth St., the development will feature <a href=\"https:\/\/mandelastation.com\/at-a-glance\/\" rel=\"nofollow noopener\" target=\"_blank\">240 apartments next to the West Oakland station<\/a>. As part of the first phase, 240 of the 440 parking spaces there will no longer be available.<\/p>\n<p>As development continues on what is being called the Mandela Station neighborhood, more surface parking could be removed.<\/p>\n<p>With a total projected cost of $178.5 million, according to documents on file with the California Debt Limit Allocation Committee, Pacific West Communities, which specializes in affordable housing, is building the low-cost apartment project.<\/p>\n<p>The neighborhood, which will have easy access to region-wide train connections, has already been approved to include 762 residential units, 300,000 square feet of offices, and 53,000 square feet of ground-floor retail spaces.<\/p>\n<p>The parking lot removals come as BART ridership numbers remain below the <a href=\"https:\/\/mtc.ca.gov\/tools-resources\/data-tools\/monthly-transportation-statistics\" rel=\"nofollow noopener\" target=\"_blank\">average weekday ridership levels<\/a> seen before the COVID-19 pandemic, according to the Metropolitan Transportation Commission.<\/p>\n<p>Through the end of August, BART averaged about 193,900 riders every weekday, data shows.
