{"id":473694,"date":"2026-09-24T01:44:17","date_gmt":"2026-09-24T01:44:17","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/473694\/"},"modified":"2026-09-24T01:44:17","modified_gmt":"2026-09-24T01:44:17","slug":"nvidia-leased-sunnyvale-tech-building-is-bought-for-90-million-plus","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/473694\/","title":{"rendered":"Nvidia-leased Sunnyvale tech building is bought for $90 million-plus"},"content":{"rendered":"<p>SUNNYVALE \u2014 An <a href=\"https:\/\/www.mercurynews.com\/2023\/01\/23\/tech-buy-sell-silicon-valley-office-campus-real-estate-build-fujitsu\/\" rel=\"nofollow noopener\" target=\"_blank\">office and research building<\/a> Nvidia leases in Sunnyvale was bought for well over $90 million, a far higher price than what it was sold for just three years ago.<\/p>\n<p>Blackstone Real Estate, through an affiliate, acquired the 134,200-square-foot building at <a href=\"https:\/\/www.mercurynews.com\/2023\/01\/23\/tech-buy-sell-silicon-valley-office-campus-real-estate-build-fujitsu\/\" rel=\"nofollow noopener\" target=\"_blank\">350 Cobalt Way<\/a> for $99.6 million, documents filed on Sept. 22 with the Santa Clara County Recorder\u2019s Office show. Commercial real estate firm JLL had been marketing it.<\/p>\n<p>PSAI Realty Partners, the seller in the deal, paid $31 million for the two-story structure in 2023.<\/p>\n<p>Fujitsu sold the building to PSAI Realty Partners in January 2023, disclosing its lease would expire in September 2023, leaving the property empty.<\/p>\n<p>However, Santa Clara-based Nvidia, one of the world\u2019s most valuable tech companies, leased the entire building in 2024 through August 2036.<\/p>\n<p>Originally constructed in 1978, the building was renovated in 2022, according to JLL.<\/p>\n<p>Nvidia also is conducting additional improvements on the property with upgrades for possible <a href=\"https:\/\/www.mercurynews.com\/2026\/09\/09\/tech-san-jose-data-economy-santa-clara-build-jobs-property-ai-internet\/\" rel=\"nofollow noopener\" target=\"_blank\">data center capabilities<\/a>.
