A new proposal has emerged for the 0.5-acre site at 439-451 South 4th Street<\/a> in San Jose<\/a>. The plans are being proposed under the new property ownership of American Housing Co., a subsidiary of the Oakland-based development and design firm oWow<\/a>. Their plans would revive a similarly scaled building to plans approved for the site in 2024 under the previous property owner, Nelly Amas.<\/p>\n

The most significant change for the site includes a large increase in the total number of units, including affordable units. The new plan totals are estimated at 368 units to be set aside as affordable below-market-rate apartments, with four additional manager\u2019s residences. The developers expect to accomplish this number in a similarly scaled building of approximately 25 stories and 261 feet. However, exact plans or specifications have not been released.<\/p>\n

So far, very little information about the project designs has been revealed. While the previous proposal\u2019s designs were produced by Salvatore Caruso Design Corp<\/a>, it is possible that oWow will choose to revise the designs using their in-house architectural team.<\/p>\n

This site and its neighboring properties have now floated several design ideas over the last few years. This is likely because of its close proximity to downtown San Jose\u2019s business district, San Jose State University, and nearby transportation access, all of which make it an ideal candidate for high-density construction. However, most of the project proposals have struggled to move forward despite having cleared all the necessary city approvals. Advocates of new housing in San Jose will have to hope that this newest proposal will find success instead.<\/p>\n
