EMERYVILLE \u2014 An East Bay tech and life sciences campus has been bought at a steep price discount in a deal that serves as a reminder of the office market\u2019s nosedive in the region.<\/p>\n

Ratio Innovation Campus<\/a>, at the corner of Hollis Street and 64th Street in Emeryville, has been acquired by a New York City-area investment group for $63.5 million, documents filed on Sept. 30 in Alameda County show.<\/p>\n

The purchase price for the campus, which is at 6401 Hollis St., was 51% below the $129.5 million that the seller in the latest deal, Beacon Capital Partners, paid in 2020.<\/p>\n

The latest deal also came in at a dollar amount that was 57.6% below the property\u2019s most recent assessed value as of January 2026, $149.8 million, according to county real estate files.<\/p>\n

The office and research campus totals 242,000 square feet, property databases show. In 2022, Beacon Capital Partners launched a $24 million upgrade that produced a new courtyard, lobbies, amenities, and creative spaces.<\/p>\n

The buying group is linked to Jonathan Scheinberg<\/a>, state business documents show. Scheinberg\u2019s LinkedIn page describes him as a life science, healthcare, and knowledge economy real estate investor.<\/p>\n

Scheinberg is also listed as managing principal executive and founder of Outshine Properties<\/a>, which is based in New York City.<\/p>\n

The buying group obtained a $49 million loan from Athene Annuity & Life Co. at the time of the purchase, the Alameda County documents show.<\/p>\n
