It\u2019s also 57.6% below the property\u2019s assessed value of $149.8 million as of January, according to county real estate files.<\/p>\n<p>Scheinberg, whose LinkedIn page describes him as a life science, healthcare, and knowledge economy real estate investor, is listed as managing principal executive and founder of <a href=\"https:\/\/outshineprop.com\/executive-bio\/\" rel=\"nofollow noopener\" target=\"_blank\">New York City-based Outshine Properties<\/a>.<\/p>\n<p>The buying group obtained a $49 million loan from Athene Annuity &amp; Life Co. at the time of the purchase, Alameda County documents show.<\/p>\n<p>With a campus that totals 242,000 square feet, Beacon Capital Partners launched a $24 million upgrade in 2022 that produced a new courtyard, lobbies, amenities, and creative spaces.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"Office and research building at 6401 Hollis Street in Emeryville, seen in May 2025.
