{"id":485766,"date":"2026-10-05T13:58:10","date_gmt":"2026-10-05T13:58:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ca\/485766\/"},"modified":"2026-10-05T13:58:10","modified_gmt":"2026-10-05T13:58:10","slug":"aging-buildings-soaring-costs-mean-new-risks-for-california-condo-buyers","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ca\/485766\/","title":{"rendered":"Aging buildings, soaring costs mean new risks for California condo buyers"},"content":{"rendered":"\n<p>As potential homebuyers in California weigh some very expensive housing options, they are often steered toward condominiums \u2014 one of the most affordable pathways to becoming a homeowner in the United States.<\/p>\n<p>Times contributor Emily Hochberg suggested as much in a story last month, <a class=\"link\" href=\"https:\/\/www.latimes.com\/lifestyle\/story\/2026-09-29\/home-buying-in-los-angeles-for-under-1-million\" rel=\"nofollow noopener\" target=\"_blank\">encouraging buyers not to fear the c-word<\/a>.<\/p>\n<p>\u201cA condo can allow you to live in popular neighborhoods with fewer required renovations, so long as you\u2019re OK sharing a wall or two,\u201d she wrote.<\/p>\n<p>But there are also cons to buying a condo including sky-high HOA and parking fees, and emergency assessments, which could cost thousands of dollars.<\/p>\n<p>         You&#8217;re reading the Essential California newsletter     <\/p>\n<p data-element=\"module-description\" class=\"mt-0 mb-4 max-w-150 font-cms-font-service-text text-xs-2 leading-4.5 text-cms-color-description-text\">L.A. You agree that we and our third-party vendors may collect and use your information, including through cookies, pixels and similar technologies, for the purposes set forth in our <a class=\"link\" href=\"https:\/\/www.latimes.com\/privacy-policy\" target=\"_blank\" rel=\"nofollow noopener\">Privacy Policy<\/a> such as personalizing your experience and ads. <\/p>\n<p>Homeowners in a San Clemente condo community are currently <a class=\"link\" href=\"https:\/\/www.latimes.com\/california\/story\/2026-10-02\/california-condo-fees-are-soaring-some-owners-fear-they-cant-survive\" rel=\"nofollow noopener\" target=\"_blank\">facing a $26,000 assessment<\/a> per unit to replace their roofs.<\/p>\n<p>It\u2019s a situation that experts say is becoming increasingly common as California\u2019s condos age, the state\u2019s insurance crisis worsens and homeowners associations comply with new<a class=\"link\" href=\"https:\/\/www.latimes.com\/opinion\/letters-to-the-editor\/story\/2026-05-19\/balcony-inspection-law-condo-sales\" rel=\"nofollow noopener\" target=\"_blank\"> safety standards for balconies<\/a>, my colleague Grace Toohey reports, leading to unanticipated costs that many condo owners cannot afford.<\/p>\n<p>Infrastructure issues, higher insurance costs<\/p>\n<p>Even if residents don\u2019t like the price tag, defenders of the emergency fees told Grace that long-standing infrastructure issues must be addressed.<\/p>\n<p>Some point to the<a class=\"link\" href=\"https:\/\/www.latimes.com\/world-nation\/story\/2022-06-24\/a-year-on-surfside-remembers-98-victims-of-condo-collapse\" rel=\"nofollow noopener\" target=\"_blank\"> 2021 collapse of a high-rise condo in Florida<\/a> that killed 98 people, <a class=\"link\" href=\"https:\/\/www.nytimes.com\/2026\/06\/22\/us\/surfside-condo-investigation.html\" target=\"_blank\" rel=\"nofollow noopener\">caused by<\/a> the building\u2019s flawed structural design and decades of corrosion, as a worst-case scenario of what can happen when needed upgrades are not made.<\/p>\n<p>\u201cWe have a lot of condo complexes in California which were built during the early 2000s during that building boom \u2026 and those are the ones that are aging right now,\u201d said Michael Kushner, an attorney<a class=\"link\" href=\"https:\/\/mbkchapman.com\/#team\" target=\"_blank\" rel=\"nofollow noopener\"> specializing in HOA law<\/a> who typically represents homeowners. \u201cThe years catch up, and suddenly you\u2019ve got these things falling apart or rotting.\u201d<\/p>\n<p>In the last few years, Kushner said he\u2019d heard about more emergency assessments surpassing $20,000 per unit, often because of long overdue upgrades.<\/p>\n<p>Updated balcony inspections, required by state law after a<a class=\"link\" href=\"https:\/\/www.latimes.com\/local\/california\/la-me-berkeley-balcony-collapse-20150617-story.html\" rel=\"nofollow noopener\" target=\"_blank\"> 2015 balcony collapse<\/a> in Berkeley killed six people, have resulted in many expensive repair jobs, he said.<\/p>\n<p>Many condo owners and HOA boards also are facing higher insurance costs as companies pull out of the state amid increasingly destructive wildfires.<\/p>\n<p>Can condos still be part of a housing solution?<\/p>\n<p>Some say the possibility of being slapped with fees is a factor in buyers\u2019<a class=\"link\" href=\"https:\/\/www.latimes.com\/business\/story\/2026-05-13\/why-la-condo-sales-have-slumped-to-20-year-low\" rel=\"nofollow noopener\" target=\"_blank\"> waning interest<\/a> in condos at the same time that construction of new condos<a class=\"link\" href=\"https:\/\/www.latimes.com\/california\/story\/2026-09-11\/california-condo-is-dying-why-its-making-housing-crisis-worse\" rel=\"nofollow noopener\" target=\"_blank\"> has continued to lag across the state<\/a>.<\/p>\n<p>Still, condos remain a relatively affordable entry into homeownership, and California lawmakers say condos can\u2019t be ignored.<\/p>\n<p>\u201cCondos are such an important part of the housing stock,\u201d state Assemblymember Buffy Wicks (D-Oakland) told Grace last month, calling them key to providing \u201ca foot in the door for that first-time homebuyer.\u201d<\/p>\n<p>Wicks understands condos aren\u2019t the only type of housing the state needs \u2014 or even what all Californians want \u2014 but she said the multi-unit, for-sale buildings deserve the attention of state leaders.<\/p>\n<p>\u201cIt\u2019s part of the overall solution,\u201d Wicks said of condos.
