That\u2019s just table stakes at the full-floor 22nd-story condo at 10 Miller Place in Nob Hill, where on a clear day, four bridges can be seen from the private wraparound deck: the Golden Gate, Bay, San Rafael-Richmond, and San Mateo-Hayward.<\/p>\n
\u201cThere\u2019s so much texture in the view,\u201d said the listing agent, Vanguard\u2019s Marco Carvajal. \u201cYou feel like you can reach out and touch it.\u201d\u00a0<\/p>\n

The views are exactly what attracted the owners to the full-floor flat, which has three bedrooms and three bathrooms in 2,400 square feet, in 2022. After they \u201cwalked in and immediately gasped,\u201d they canceled the other four listings on their agenda, wrote an offer for $4.5 million, and signed the next day, Carvajal said. <\/p>\n
The finishes were less awe-inspiring, though the galley kitchen was remodeled in 2012, according to city permits. The owners had plans to renovate the unit, the second highest in the 42-unit building, which was built in 1963, and the only one other than the penthouse above that takes up an entire floor. But earlier this fall they found their dream home on their dream street \u2014 a cul-de-sac just north of the Broadway tunnel \u2014 and jumped at the opportunity.\u00a0<\/p>\n
Now the condo, which includes two deeded parking spots and approved permits and renovation plans from EAG Studio, has hit the market, asking $5 million. That would be a new high for the off-the-beaten-path building on a half-block alley around the corner from the Fairmont. The penthouse one flight up last sold for $4.75 million, but that was during the relatively down market of 2023.<\/p>\n
The secluded perch atop Nob Hill, private elevator landing, and sturdy, sound-dampening concrete construction give the condo a \u201cfortress of solitude\u201d vibe, Carvajal said. Other than aspiring superheroes, he could see a relocating New Yorker being drawn to the doorman building.\u00a0<\/p>\n

At the first broker\u2019s tour Tuesday, eight agents said they had clients who would be interested, almost all of them young people in tech looking for a first home in the city. Some prospective buyers who were traveling are flying back early to see the place, Carvajal said.<\/p>\n
\u201cThis condominium definitely screams young,\u201d he said. \u201cIt\u2019s that group of buyers who don\u2019t want a single-family home. They don\u2019t want to have to worry about the maintenance.
