A 68-acre commercial property in eastern Lee County sold for $14.15 million, highlighting continued development momentum along the State Road 82 corridor as population growth pushes east of Fort Myers.
The property at 312 Blackstone Drive was acquired by CNL Fort Myers Blackstone LLC from MCIN Bell LLC. The transaction was brokered by LSI Companies Inc., with both buyer and seller represented by brokerage teams from the firm.
CNL Fort Myers Blackstone is a Florida limited liability company formed in June 2025, with its principal address in Sarasota and a mailing address in Columbus, Ohio, according to state records. The company is managed by Casto Net Lease Properties LLC, an Ohio-based real estate firm that specializes in retail-focused development and net-lease investments.
The seller was represented by Justin Thibaut, CCIM, and Hunter Ward, CCIM, ALC. The buyer was represented by Alex Henderson, CCIM, Max Molloy, CCIM, and Sawyer Gregory, all of LSI Companies.
The site sits just southwest of Lehigh Acres, one of Lee County’s fastest-growing residential markets, and benefits from significant roadway and infrastructure improvements made along SR 82 in recent years. The corridor has increasingly attracted attention from developers seeking to serve both established neighborhoods and large-scale residential projects planned farther east.
“This transaction follows continued increased residential permitting activity throughout Lehigh Acres and surrounding areas, and the substantial infrastructure improvements made to the corridor over the past five years,” said Thibaut, CEO of LSI Companies. “The buyer intends to deliver a large-scale retail development project on the property that will service not only the thousands of existing residential properties to the east within Lehigh Acres, but also the growing population and planned projects emerging along the SR 82 corridor and Lee County.
