West Palm Beach’s skyline is experiencing a period of remarkable expansion, driven by a series of new high-end residential projects along the Intracoastal Waterway and downtown corridors. Once known primarily for its proximity to Palm Beach, the city has evolved into a major destination for design-forward condominium development led by some of South Florida’s most active developers. We’ve covered each of these projects individually on Florida YIMBY, so there’s nothing new being announced here. Instead, this serves as a broader look at the grand scheme of things and the growing wave of residential construction redefining West Palm Beach. Below is a look, in no particular order, at several of the city’s most significant developments either planned or underway.
The Ritz-Carlton Residences, West Palm Beach
Situated at 1717 North Flagler Drive, The Ritz-Carlton Residences West Palm Beach is an exclusive 26-story waterfront condominium developed by Related Group and BH Group, with architecture by Arquitectonica and interiors by Rockwell Group. The project will deliver 138 residences, each averaging approximately 2,500 square feet, designed for comfort, privacy, and refined contemporary living. Positioned along the Intracoastal Waterway in the heart of West Palm Beach, the development will offer residents access to Ritz-Carlton’s renowned hospitality and a suite of private amenities, including resort-style pools, a wellness spa, and fine dining. Groundbreaking is expected later this quarter, with completion anticipated in 2027.

South Flagler House
At 1355 South Flagler Drive, construction is well underway at South Flagler House, developed by Related Ross and designed by Robert A.M. Stern Architects. Rising 28 stories across two limestone-clad towers, the development will offer 108 residences inspired by the classic architecture of Palm Beach. Bank OZK provided a $600 million construction loan earlier this year, and vertical construction is progressing steadily. Interiors by Pembrooke & Ives complement the traditional design language with contemporary detailing and expansive waterfront terraces. Completion is targeted for 2027.

Olara
Olara, located at 1919 North Flagler Drive, is a twin-tower residential development from New York-based Savanna. Designed by Arquitectonica with interiors by Gabellini Sheppard, the 26-story project features a modern glass façade and resort-style amenities along the Intracoastal Waterway. A $380 million construction loan was secured in 2024, allowing full-scale construction to begin. The project will deliver approximately 275 residences with pricing starting around $2 million. Completion is expected in 2027.

Forté on Flagler
Located at 1309 South Flagler Drive, Forté on Flagler is a 25-story, 41-unit boutique condominium developed by Two Roads Development and Alpha Blue Ventures, with architecture by Arquitectonica. The building’s elliptical form and nautical-inspired façade evoke the image of racing yachts, accented with sweeping glass and polished white finishes. Residences range from 4,200 to 8,400 square feet, featuring private elevator foyers and large wraparound terraces. Construction has reached completion, and closings are now underway.

Mr. C Residences West Palm Beach
Mr. C Residences West Palm Beach, planned for downtown near Okeechobee Boulevard and Lakeview Avenue, is being developed by Terra Group in partnership with the Cipriani family’s Mr. C brand. The tower will rise approximately 27 stories and combine 146 private residences with 110 hotel suites. The development will feature hospitality-style amenities, including a rooftop pool deck, lounge, and signature dining by Cipriani. The project is currently in pre-construction, with delivery projected around 2027.

Shorecrest West Palm Beach
Shorecrest is a planned 26-story waterfront condominium at 1901 North Flagler Drive. Designed by Roger Ferris + Partners with interiors by Rottet Studio, the building will feature between 100 and 140 residences with expansive glass façades and terraces overlooking the Intracoastal. The architecture emphasizes lightness and vertical proportion, contrasting with the heavier masonry styles found further south along Flagler Drive. Shorecrest remains in the planning phase, with completion anticipated around 2028.

The Berkeley West Palm Beach
The Berkeley is a proposed 25-story, 193-unit condominium development located at 601 and 621 Clearwater Park Road in downtown West Palm Beach. Plans call for spacious two- to four-bedroom layouts and amenity decks overlooking Clear Lake. While the developer has not yet been publicly disclosed, filings indicate the project is in pre-construction, with groundbreaking expected in the near future. The Berkeley reflects continued investment in the downtown area beyond the Flagler corridor, signaling growing residential demand throughout the city’s core.

West Palm Beach’s evolution into a luxury residential market has accelerated dramatically over the past five years. These developments collectively represent a new chapter for the city—one defined by branded residences, resort-caliber amenities, and refined architectural expression. From the northern edge of Flagler Drive to the downtown Clear Lake corridor, West Palm Beach is quickly becoming one of South Florida’s most active centers for high-end urban living.
