Site plan filed for highly anticipated Buc-ee’s Tallahassee development

TALLAHASSEE, Fla. (WCTV) – Progress is being made on the highly anticipated development of Buc-ee’s in Tallahassee.

The Texas-based travel center chain filed its site plan Wednesday, laying out more specific details on the gas station and traffic control. The filing of the site plan is one step closer to the gas station’s opening, which is still slated for mid-2027.

WCTV obtained the newly filed site plan and a traffic study, revealing a general idea of what the location could look like.

The traffic study calls for several road improvements, including an additional turn lane onto Interstate 10 east, two exit lanes when drivers exit I-10 west and two left turn lanes off Capital Circle to access the Buc-ee’s site. Buc-ee’s plans to build a traffic circle on its own property to manage traffic flow.

Planners say the Florida Department of Transportation wants them to move the entrance to the Buc-ee’s further north, away from the highway.

Furthermore, Buc-ee’s and Leon County are working on an agreement to permit a large sign along the highway, which would not normally be allowed under the county’s ordinance.

”The Buc-ee’s team and our Leon County staff, they’ve really worked hand in hand. It’s been such a great collaboration. I’m very thankful for our county staff. And I think that this is just showing that we want to welcome new businesses. We want to welcome jobs here in our community,” said Leon County Chairman Christian Caban.

The site plan shows Buc-ee’s would also build a traffic circle on its own property to control traffic.

A traffic study shows more than 90% of traffic would drive on and off of the highway. A county spokesperson said the developer would also need to pay for traffic improvements.

“That means county staff will review it. We’ll get back with them, whether it’s landscaping issues, the sign issue. This is when they’ll kind of really work through that process, which will take us to the next step, which hopefully be a permit to break ground,” Caban said.
