A public hearing is scheduled for Feb. 17 on a proposed expansion by Fort Myers-based mechanical contractor B&I Contractors.
B&I has asked Fort Myers City Council to amend the Future Land Use classification on nearly 10 acres of the 26.8 acres it owns at 2701 to 2735 Prince St. from Residential Medium Density to Industrial. The request would allow the company to move forward with its B&I Expansion Planned Unit Development.

The Fort Myers Planning Board unanimously recommended approval of the Future Land Use change. The property is bounded by Canal Street to the north, South Street to the south, Prince Street to the west and Ford Street to the east. It is currently zoned for residential multifamily and heavy industrial uses.
Under the proposal, B&I would develop up to 256,620 square feet of industrial space, including outdoor storage. Single-family detached homes are located adjacent to the site.
To mitigate impacts on neighboring residences, B&I plans to install an enhanced 50-foot-wide buffer along the northern property line and a 40-foot-wide buffer along the eastern property line. Outdoor storage areas would be screened from view.
